"The insulation will tear off, the waterproofing will rot, the roots will sprout ..." - these are only the most popular "forecasts" of some sofa experts who appreciated my work. Friends, let's figure it out in order.

I am glad to welcome everyone on my channel. Today I want to talk about such an important part of any home as the blind area.

It seems that many have forgotten why there is a blind area in the house? I explain why I am confident in my execution.
In previous articles, I described in detail how I made an insulated blind area with my own hands. Go to the channel and read.

You know, there are so many comments on some articles that it is difficult for everyone to answer. And when the majority have already expressed their opinion, they find inspiration for me to express their point of view.

❗ My views may differ from yours, but I'm pretty sure they don't contradict common sense. And it seems to me that even the most difficult task can be solved by decomposing it into simple elements:

The main question to start with is "Why?"

Well, what is the insulated blind area around the house for? The answer here is simple and obvious:

  1. To drain water from the base of the foundation.
  2. To prevent freezing of the soil under the house.

All!!! There are only two tasks to be solved. Of course, there are a lot of options, but in the end, again, we need a result.

✅ Everything is clear with insulation. EPPS is the most suitable option here, and hardly anyone will argue with this: 50 mm is enough to exclude freezing, more is not needed.

But with water diversion, many people like to get confused.

I made the most, in my opinion, the simplest and most affordable option.

  • Firstly, the expanded polystyrene itself already perfectly removes moisture from the foundation.
  • In addition to this, I put a layer of glass insulation on top.

When, some say that glass insulation is not eternal (unlike special membranes), that it will be torn off along with the insulation, during heaving, that trees will sprout through this layer, I would like to add: such a structure cannot withstand earthquakes and floods ...

Friends, I understand everything, but let's get back to reality.

EPPS retains heat, together with glass insulation (even cracked, and some other kind) removes water from the foundation. At the same time, drainage is laid along the perimeter, which removes all excess moisture.

So even if the blind area will walk a little from frosty heaving, these will be minimal movements. And the same EPS, and even more glass-insol, will perfectly tolerate this (I don't know how much water there should be in the soil, and what kind of frosts there should be for everything to tear off).

So my opinion: you need to build on a specific case.

✅ At my construction site, I proceed from my tasks, needs and opportunities. For another person, everything can be different, and accordingly the decisions are different.

So that my articles do not call to repeat after me... I just want to show an example, and vice versa I say: "Stop, think, and then do it your way."
