Some families choose interesting strategies when building their home. Those who have sufficient funds and their own apartment in the city are an easy option. Hire brigades and build in stages. But what about those who rent housing in the city, not having a lot of income, but have a great desire to live on their land? It turns out that everything is real. The main thing is to correctly approach this issue. I suggest looking at an example of one family who built a temporary, but full-fledged house with an area of only 16 m2 (micro-house). For what - we read their history.

My articles on this topic:

Where to get money for building a house? My chosen strategy
Build a house yourself, hire a team or a construction company?

A story from Viktor Oskirko, who lives with his family in Minsk. According to him, when they started building the house, they began to think about how to optimize costs. A large amount was spent on renting housing in the city (350 $ / month) and the cost of gasoline when traveling to a construction site (

150 $ / month). Their plot is in 40 km from Minsk. There was an idea to build a mini-house for temporary residence for a couple of years (to save money) while the main house is being built.

A German student micro-house project was chosen. But its area has been increased to 16m2. Still, there are three of them in the family and there is also a dog. Having moved to their own, albeit small, but housing, their budget saved $ 6,000 per year. And more time was added (no time wasted on daily trips to the construction site). So what Victor did:

Frame technology with a flat roof was chosen. House on a columnar foundation. It is not specified which one. But under a house of 4x4 m and a terrace next to it, no more than 10 pillars are needed. The walls of a frame house have a layer of insulation 200 mm, floors - 300 mm, floors - 450 mm.

Facade - 25mm board covered with wood impregnation. Inside it is sheathed with OSB sheets and laminated walls and floors. Heating - only air conditioner. In case of a power outage, there is a gas cylinder and a gas heater. The flat roof is covered with PVC membrane and has a slight slope for water drainage.

Electricity costs for heating and other needs in the cold month of January - 14$. Or about 50$ For half a year.

The multi-level division of the area allowed living in such an area without serious constraints. The increased height of the building is specially made - 3.8 m. There is a kitchen area, a living room area, a sleeping place under the ceiling and a toilet combined with a shower. Victor did everything himself, partly from the rest of the lumber.

I made the windows myself from wood. Double-glazed windows ordered. I was lucky with the laminate - I bought a small batch of confiscated goods at a sale with a 70% discount. The kitchen was brought from a rented apartment. The rest of the furniture is made of wood, made by hand. Except for the sofa.

Ventilation in the toilet and in the kitchen area has been thought over. The air conditioner maintains 20-22 gr. Water - from the well. Sewer drain into a septic tank. These communications are made for the main house, which is almost ready. Of course, there is a water heater for the shower and kitchen and a pumping station. Information from 2017 And, it is quite possible that the family has already celebrated a housewarming for a long time:

Construction in their village and night lighting of their micro-house. Victor built the house himself with the help of his brother. And the construction of this temporary housing allowed to save up to $ 12 thousand in 2 years. This is not a small amount for self-sustainers. The cost of the micro-house itself cost Viktor's family $ 4,600. Approximately one year rental housing in the city. But having built temporary housing, they invested this amount in their property. On occasion, you can even sell it, transfer it to another place.

Of course, this is not the most comfortable housing, especially for a family of three. But in summer you only come to such a house to eat, wash and sleep. And in winter you can find activities in the city. When the main house is being finished, then in winter you will be at work. I believe that there are more advantages to this scheme.

The topic of micro-houses in Europe, with dimensions of 16 m2, or even only 10 m2, is more common. According to this principle, they build houses there, even on wheels (trailers). These can be more easily sold when the main house is built:

Own housing for young families, students, was and is one of the important issues. Many parents from the regions try to buy an apartment in the city for their child when they enter a university. But even a studio in the regions costs from 1.2 million. rub. You can live in a hostel. But, after all, you can buy land for a future house, build such a micro-house-room with total costs 500-600 thousand rub. Yes, you will have to get up earlier for school, especially if you go by bus. There will be an incentive to make money on a car. Not that comfort and prestige? Unlikely. With such a place, the student will be the center of attention among fellow students.

And if a student is interested in this topic of life on his own land, he can continue it, starting to earn something and building step by step. It is also experience, knowledge and self-realization.
