Handsome man house with minimal cost, or how we built our house

Our subscriber shared his story of building a house with us.

In the fall of 2017, we bought an old house with a large plot. We drove in and started construction work in the spring. We dreamed of building a two-storey attic house from a gas block.

Minimum summer program:

  • Site preparation.
  • Pouring the foundation.
  • Purchase of all necessary materials.
  • Raising the walls.
  • Closing the roof.
  • Installation of windows and doors.

The budget was 1500 tr. Therefore, most of the work had to be done by ourselves.

Stage 1

When the snow melted:

· Dismantled old buildings.

· We called the designer and ordered the project of the house, in two weeks it was ready.

· According to the building permit, the boundaries of the construction were determined.

Initially, we wanted to save money on the project, but in time we realized how wrong we were. Since the presence of an "album of works" is very helpful, saving you from many mistakes.

Stage 2

  • The top fertile layer was removed.
  • We dug a "ribbon" under the foundation, covered everything with sand.

  • We installed formwork from boards.
  • We fixed roofing material (waterproofing).
  • The reinforcement was tied and laid. They took a plastic 10 mm, but the chills and corners were additionally tied with iron.
  • The grillage was poured, for convenience they called a concrete mixer with a 6 m tray. If access to the construction site is accessible only from one side, a concrete mixer with a long tray is just a lifesaver.
  • For a week, every day, concrete was poured with water 3-4 times so as not to crack.
  • Two weeks later, the formwork was dismantled.

A month later, a team of bricklayers arrived and laid a brick base.

At this stage, I want to tell you that even before the foundation was poured, we ordered a gas block, in another city, at a vaunted plant, we gave 100% advance payment, we expected delivery in a month. But something went wrong…. But more on that later

After laid out the base:

  • covered the area under the "slab" with sand,
  • rammed it, pouring abundant water,
  • roofing material was laid for waterproofing with an overlap of 10 cm,
  • tied plastic reinforcement 10 mm, mesh 10/10 cm,
  • poured a slab 12 cm thick,
  • watered her for a week.

Stage 3

It's time to get the walls up. But there is no block. The supplier "promised" to send it for two weeks, and then honestly said that there would be no delivery. The season is in full swing! How to be? We turned to our friends for help, for whom construction is a business. They gave the coordinates of a manager from the local manufacturing plant. In the evening, all the necessary amount of materials was at the site.

Comrades, if you are building, do not look for where it is cheaper! Consult with professionals on who is the best to get materials. The plant in the neighboring town, it turns out, has been throwing people away for several years. If we had known earlier, we would not have suffered for another 3 months, knocking out money from them. But everything ended well.

Stage 4

The walls grew before our eyes. We hired a team of builders, men, Slavs over the age of 40, we did everything very carefully. The only thing is that the men did not take responsibility for the location of the openings. They built only on our orders. Here is a window, here is a door, etc. The house was ready in three weeks. Autumn came.

Stage 5

Specialists recommended by bricklayers were hired to close the roof. They themselves purchased all the materials for the project, organized delivery, we just transferred money to them. The roof was ready in three days. The guys worked 5 people, like ants - quickly and smoothly. The sheets were fastened in strong winds and rain, but everything was done perfectly.

We worked according to the following plan:

  • We collected and installed scaffolding, erected a staircase.
  • We put a gauze from a bar of 150 mm.
  • They put out the rafter legs and pulled them with the crossbar.
  • Stretched waterproofing. We took a regular Sophie D.
  • We built a counter lattice with a 30 mm bar and a lathing of 25 mm board.
  • We put a professional sheet.

Stage 6

We installed the windows and the front door before the rainy and frost season. The construction site stopped at this until spring.

Outcome

During the first construction season, we have completed the minimum set program. Since part of the work was done on our own, we spent 1200 tr. Of these, 140 tr. went to work for bricklayers, and 65 tr. to work for roofers.

You also need 1000 tr. for finishing.

If you set a goal to build your house, you must clearly understand that this work is very expensive! If you want to save money, get ready to work. And how else can you save on construction.
