How builders abuse in geological surveys

Obvious questions for builders are completely incomprehensible to the layman. This becomes the reason for abuse by unscrupulous construction organizations. The issue is especially acute regarding hydrogeological surveys. Participant FORUMHOUSE under the nickname Alexey Master explained why the geology of the site is needed and how builders abuse it.

In what cases is it possible not to conduct geological research?

Even in this case, there are exceptions to the rule. Geological research can be omitted when installing the pile-screw foundation. In this case, the role of this study can be performed by test, control drilling. To do this, a control pile with a set of extensions is delivered to the site and drilling is carried out to a stop, that is, a stop. Stop, when the equipment stops immersing the pile in the ground or starts to deform it and there is the required immersion depth.

The height of the base is added to this depth and the size of the piles required for your home becomes clear. From this point it is also clear why proposals of teams and companies are unacceptable, such as: foundation 6 * 6, 8 * 8, 10 * 10 and the like, on a turnkey basis for X rubles. The reason is that the typical number and parameters of the piles included in the offer may not suit your conditions. In all other cases, it is necessary to perform geological research.

Why is geological research necessary?

On the basis of the research data, the design organization carries out calculations for the bearing capacity of soils, the depth of groundwater. Consequently, the research will depend on: the amount of work and materials; availability and characteristics of drainage systems.

If you try to order project documentation without a geological survey, then most sane design organizations will refuse to carry out design work due to the lack of complete technical tasks.

Some designers will agree, but not knowing the required characteristics, they will focus at best on general geological maps of the area and, accordingly, to lay down redundant solutions that are suitable for almost any conditions. This will entail unreasonable expenses of the customer.

Or, as a second option, they will lay in uncomfortable, but the simplest solutions, insuring against possible problems. For example, the laying of a pile foundation, in the case when it is possible to lay more convenient types of foundations for the subsequent construction and use of the house.

Possible options for errors and abuse

For example, the same organization performs geological exploration, design and construction. In order to make a profit, an organization first of all needs to get an order. An organization can also receive an order due to a highly competitive offer, i.e. by reducing the cost of the finished object. Thus, the organization can either not conduct the research, preparing only a formal report, or carry out the research, but ignore its real data. An unscrupulous organization gets the opportunity to execute project documentation without reference to geological research. This, in turn, allows two scenarios for the development of events.

First, for the sake of dumping cost, an organization can prepare design estimates with a volume of work and materials that does not correspond to the bearing capacity of soils. As a result of this development of events, a low cost may be offered for a cheaper foundation, the characteristics of which will not be enough for your home.

Secondly, if the customer has a good budget for construction, in order to make a profit on large volumes of work, the organization can prepare a report with deteriorated data relative to real ones and prepare design estimates with a significant excess of the amount of work and materials, relative necessary. Therefore, it is technically more correct to order a geological survey from specialized organizations that are not associated with your designer and construction contractor.
