Rent of country houses is in demand and becomes more expensive: withdrawal of realtors

According to experts of a large real estate service, the rent of suburban housing this season is extremely in demand. And the offers on the market cannot be called affordable. In the Moscow region, the rise in price was 13% compared to last summer - as analysts say. In the country - by 8%. This is probably due to the increased demand for summer cottages, houses and cottages outside the city. In the Moscow region, the number of applications for the selection of a private house, in one of the agencies, has increased by 23% since spring. Another real estate company reported a 77% rise in cottage rental prices since March.

Coronavirus is the best agent for promoting suburban housing

The representatives of such agencies agreed on one thing - this is a consequence of the pandemic. A new type of coronavirus, COVID-19, has forced citizens to stop traveling to the sea. Traditional summer vacations have failed for many Russians. Those who have suburban housing were able to spend most of their quarantine time in the fresh air. But if there is no such house, all that remains is to rent or purchase it. The first is, of course, easier. And there are very few offers on the market, as realtors say. The peak came at the end of March, but most of them extended their leases for the summer. The market responded to the growth in demand by raising prices.

As one of the speakers at the REPA conference, the association of the country's real estate market professionals, noted, the coronavirus proved to be an ideal agent for promoting houses in the countryside. This affected both the purchase and rental of objects. To rent a summer cottage or house in the Moscow region for a month, you will need about 60-80 thousand rubles within a radius of 50 km from the capital. Of course, we are talking about economy class housing. But even for modest houses they sometimes ask for 80 thousand rubles or more (a third of the ads - up to 90 thousand rubles). However, the segment experts are optimistic and confident that an inexpensive and good house can still be rented. True, there are few such proposals.

Is the main wave gone?

Now the pandemic, according to press reports, is on the decline. The director of the suburban real estate department of one of the consulting companies suggested that the main wave simply left. People who wanted to rent at home have already done so. We took the best options. Remained either very expensive or with minimal comfort. And often the landlord insists on a minimum advance payment several months in advance. And the family only plans to spend a month in nature. The requirements are also somewhat surprising. For example, do not bring guests, do not take pets, do not smoke. There are owners of suburban real estate who are ready to rent out the attic of the house - but the tenants will have to use the common areas (kitchen, toilet) with the owners.

In general, many dacha owners took advantage of the situation and rented out housing in the countryside. For some, this is a good opportunity to survive the crisis.
