Over a year ago, I posted an article: Where to get money for building a house? My chosen strategy

In it, I talked about my principle of construction in the season using the saved funds: without loans and credits, on my own. It's calmer in our turbulent times, albeit longer.

Even with this caution, it is essential to have all-round financial literacy.

1. Market analysis of the cost of building materials and tools

Everyone understands that the tool is of economy class, middle and premium segments. It is difficult to imagine that any famous premium brand (paint manufacturer, for example, or a well-known tool) can be represented in a certain store by models with economy quality. Alas, this is so. These are the realities of the market.

Manufacturers specifically create a separate brand of tool or paint name and supply it to the retail network. This is what my employer did until he finally went offline with a large coverage area. And the buyer sees the brand and has associations with absolute quality.

So buy well-known and long-standing trade marks of tools, well-known names and markings of building materials. And preferably not in discounters. And it is better to study the reviews before buying. I do just that, I spend a couple of evenings before buying.

2. Cost planning and construction processes

Do not purchase in advance everything that your hands reach for. You will need a tool in a week - we studied the models, bought them. I have a friend who is buying up a tool for future use, although finances are limited. What for? This is the freezing of your funds. The tool should work exactly when there is a need for it.

The same applies to building materials. For example, the owners, one plot away from me, poured the foundation, bought blocks and they have been idle for the second year - they started other things on the site. The neighbor has not been able to finish the fence for the fourth year already, he switched to building a house (although he was almost completed). I also have some unfinished small fence tasks. But their outsider is not visible.

3. Employee control

If a team is building for you, then you should know the cost of the work they perform. If they buy something themselves (supposedly they have discounts here and there) - check the prices anyway. Order the equipment yourself. They can negotiate with the drivers and include their percentage in the cost of shipping gravel, renting an excavator or whatever. In general, you should be the foreman. Know how much labor and materials cost.

About 15 years ago, a work colleague was building a house with her husband. We regretted that the company that produces house kits for frame houses was entrusted with the construction of a house. Completely, general contracting, as they say. So they changed the estimate three times. The foundation, walls and roof, windows, decoration, communications - this should be done by different teams, different specialists. A plasterer cannot be an electrician.

4. Loans

There is one rule here. If you take loans, plan payments so that they are comfortable for you. Although, it is not necessary to feed the bank by paying off a large loan in small amounts. Here you decide.

And if you build with your own hands, then you still need to study the technology, technical solutions and recommendations for each stage of construction. This is even more information. Appreciate it all. Will you get tired in a year. The motivation should be well, very huge.

Perhaps most of these tips are trivial, but I stick to them and together they advance my construction process.

The easiest way: take a loan (rural mortgage, as an example), select options for houses in the suburbs, survey (order a construction and financial expertise), select an option and purchase a finished house, dacha. For example, in the Moscow region, such a service for instrumental inspection of houses is provided by the author of the well-known channel StroHlam in YouTube. And in the regions, look for companies on the market of construction and expertise with devices, experience and good reviews.
