Why in the south, houses are raised by 2.5 meters or an unusual way to increase living space
Could you imagine that the first floor in the house is being built after the second? That is, the second floor already exists, people live in it, and the first is slowly being built. Sounds absurd. But, nevertheless, this method of increasing living space is very popular in the Astrakhan region. How and why they do it - read on.

What do you think at the sight of an old wooden house with an area of 35 sq. meters? Most likely, demolish and build a new one in its place. In this case, there is no particular choice. And this is the correct line of thought, because it is uncomfortable to live in it, and the overhaul of such a structure will stand up like a box of a new house.
But a resident of the Astrakhan region, who cannot immediately afford a new home, will look at such a house as promising. This is because there is another option: to raise the house, and build the first floor below. Thus, 35 meters will turn into 70, which is more than a three-room apartment in Khrushchev.
How much does it cost to raise a house and what is the benefit from it?
To date, the cost of lifting a house by a professional team is 100 thousand rubles per meter. That is, for raising the building to a height of 2.5 meters (up to the level of the second floor), you will have to pay 250 thousand. But that's just work.
The structure, in the overwhelming majority of cases, rises so neatly that even furniture does not need to be taken out. But, of course, if it is done by professionals. Some raise houses without the involvement of specialists. This is also an economy, but extremely dangerous, especially if there is no skill in this matter.
Next, you will need materials: cement, sand, crushed stone, brick or block, fittings, timber for formwork - about 200 thousand rubles will be spent on this. And also about 150 thousand more will go to the door, windows, stairs to the second floor.
Gas heating with a new boiler, 6-8 radiators and the services of gas workers will cost 150 thousand rubles in total. But this is on condition that the house has already been gasified.
As a result, reconstruction with an increase in living space will cost approximately 750 thousand rubles. Add 250 thousand for a modest interior decoration and get 1 million rubles for the transformation of a dilapidated house into 70 meters of normal living space.
How much can you buy an old wooden house?
Initially, city houses built in the 60s and 70s with a plot of 4–6 acres are estimated at an average of 1 million rubles. In villages, this price tag is two to three times lower.
As a result, together with the reconstruction for 2 million, an updated housing with a plot within the city will be released. Apartments with a similar area are sold here for 2.8-3.8 million rubles. There is a benefit, but there is also the option of a protracted construction.
A kind of installment plan
If this money is not immediately available, then the work can be extended. This is practiced quite often. In the first year, the house is raised, the foundation is poured under it and the walls are exposed. It turns out that the first floor is ready, but it is not residential. At the same time, you can live and even winter in a raised house.
Of course, with this option, certain inconveniences arise in winter, because the heating is disconnected from the gas. But this is solved in different ways: electricity, potbelly stoves. Winters in the south are warm and some live in a state of "suspended" construction for two or three years. During this time, the renovation of the first floor is gradually being done. Then the old house is lined with bricks, and the roof is repaired or changed as necessary.
It turns out a kind of analogue of an installment plan. It is also advantageous because during the renovation of housing you can not rent an apartment. The savings are evident. Perhaps the residents of the capital and megalopolises will find it strange, one might say, wild. But this is true and the province lives like this.
A little more southern weirdness
It so happens that a dilapidated house is completely dismantled over time. How does this happen:
- the old house rises;
- a first floor with a large annex is being built under it;
- a second floor and a temporary roof are immediately built over the extension;
- the first floor and annex are fully prepared for permanent residence;
- when finances permit, the old house is dismantled, and a full-fledged brick floor appears in its place.
Is it strange? But here's another Astrakhan life hack.
When there is little space on the plot, say, only 3-5 acres, a cottage can grow around a dilapidated house. That is, people live in an old house, and around it two or even a three-story box grows. Further, one part of the new house becomes residential, and the old one, as unnecessary, is dismantled and thrown through the windows!
What prevents you from first dismantling the old house, building a new one, and this is the time to live in rented housing? Savings and traditions! The savings are that during construction, which can last up to five years, you need to rent an apartment. And this, in general, can cost 500-800 thousand rubles.
