Don't build your own mansions! I am telling you why I regret that I built a house of 220 m²

The optimal area of ​​the house is always a subject of controversy. People living in cramped apartments want more space; and those who live in large houses are often unhappy with this. A member of our portal, Sergei, told why he regretted building too spacious housing.

Background

My first house was only 64 square meters. meters. My wife and I and two children fit perfectly in it. But somehow the question arose that the children would sooner or later grow up, start their own families and, perhaps, we need to expand the living space. There is no money to buy separate apartments for them, but you need to take care of this in advance. At least some minimum, but you need to prepare so that children do not run around in rented apartments.

It was decided to build a large spacious house. A familiar builder advised the project of a brick two-story house of 220 sq. meters. I was satisfied with this project and the area, since I planned to extend the work for at least 5-7 years. In general, gradually, without haste. As they say, I counted on real physical and financial capabilities.

12 years of construction

Construction began in 2004 and ended in 2016. During this time, we have gone through two financial crises, which postponed the moment of settling for 12 years. A lot of energy, money and nerves were ruined. If we recalculate the finances spent to date, we get an amount in the region of 4.5 million rubles.

For the sake of a big dream, I had to forget about vacations and southern countries. All free time and accumulated funds went into the house. The construction did not go smoothly: there were unscrupulous builders, something had to be redone. There was no experience in implementing such projects and this negatively affected the entire process. But in the end we built it.

⅔ the house is now empty

Now a little more about the house. The house is two-storey. On the ground floor there is a large living room of 38 m², a kitchen, a bathroom and two spacious bedrooms. On the second floor there is a huge hall of 40 m², a bathroom and three large rooms. It would seem that there is enough for everyone, but this area is simply not useful.

While the construction of the century was going on, the children learned, grew up and independently arranged their lives. The son left for Moscow for a good job and there, apparently, will stay to live. The daughter got married and moved in with her husband. My wife and I, who devoted so much effort to this construction, were left alone on 220 squares of the area.

Most of the house is now empty. We only use the living room, kitchen, bathroom on the ground floor and one bedroom. From the second bedroom on the first floor, we made a kind of dressing room-warehouse - in general, there is always a mess. And what about the second floor?

And on the second floor, we dry herbs and fruits, close the cat there when he gets bored, and occasionally clean up. That's all! We simply don't need a second floor with an area of ​​more than 100 square meters!

The problems of a big house with a small family

The first and foremost is renovation and furniture. A large house needs to be renovated and furnished. We are not rich people and after the completion of construction we made the simplest repairs - these are painted ceilings, wallpaper on the walls and linoleum on the floors. And such a repair looks pathetic and suppresses the nervous system. Believe me, this is an important factor. Some kind of creative design was out of the question. No money left.

There are also problems with furniture. The house is large and we furnished the first floor with grief in half. Furniture was taken, if new, then the cheapest. They also bought second-hand - but the options are also not the best. As a result, the house is large, spacious, but very uncomfortable. By the way, chandeliers hang only in the living room and in the corridor - there are just bulbs in the rest of the rooms.

The furniture on the second floor is a prefabricated hodgepodge. There we put everything that friends and acquaintances gave out of pity. Why is that? Because there were loans taken for construction and finishing the house. Financial liabilities to banks pursued us until 2018.

Another problem is heating. Take out and put in 4-6 thousand for five months a year. The cauldron turned out to be gluttonous. You can't refuse heating the second floor, and you also have to pay for it. This is not a very critical amount for us now. But when we receive a meager pension, it will hit our pocket!

My personal opinion

I built a house and from this I drew the following conclusions. For a family of four, an area of ​​120 square meters is quite enough. meters. A living space of 220 square meters, like mine, is enough for 10 people to live and all of them will be comfortable there.

A big house is a cash vacuum cleaner - a treat for high-income people. If the planned house for final finishing comes out, say, at 3 million rubles, then lay at least another 1.5 million on top for repairs and furniture. Otherwise, it will look like a corridor in a city clinic. After all, we are building for comfort, and if there is not enough money, then there will be no comfort. And life in a state of eternal construction and repair is not life. Believe me, I have something to compare with.

To live well and fun together in a large house, you need to equip it appropriately. And this, as I planned, and a sauna on the first floor, and a billiard table on the second, and a small gym. Why did it all remain in dreams? The answer suggests itself: there is no money and there are loans. In general, large homes are meant for large families or for people with thicker-than-average wallets.

We put the house up for sale, but there have been no buyers for two years already. Not really people rush to such objects. Clients come, watch, and leave silently. Now I regret my choice. The most annoying thing is that a lot of time was spent, which cannot be returned. My advice to you is, do not build yourself mansions without special need, so that they are not empty like ours.
