Today I propose to talk about the redevelopment of the smallest room in the apartment - the bathroom. Here, as elsewhere, there are rules and prohibitions!
What is prohibited when redeveloping a bathroom?
1. Expanding the bathroom at the expense of living rooms is FORBIDDEN
Everyone knows that the area of an apartment is divided into residential and general. Bathrooms are included in the total area, but are not included in the living area. According to the rules, the expansion of the "wet zone" at the expense of living rooms is impossible. So if you planned to reduce the room by increasing the bathroom, you should know that such a redevelopment will be considered illegal.
Bathrooms can be expanded only through a corridor, dressing room or storage room.
2. It is FORBIDDEN to change the boundaries between the kitchen and the bathroom
The kitchen and bathrooms in the apartment belong to the "wet zone". Therefore, it seems logical and possible to expand the bathroom at the expense of the kitchen (well, or the kitchen at the expense of the bathroom). In fact, it is forbidden to do this. Such redevelopment is impossible, because it is strictly forbidden to locate the territory of the bathroom OVER the kitchen. That is, if you expand your bathroom at the expense of the kitchen area, then part of your bathroom will be located above someone else's kitchen. It is unacceptable. Such redevelopment would be illegal and could lead to unpleasant consequences. DO NOT move the border between the kitchen and the bathroom!
3. It is FORBIDDEN to move common building communications
Sewerage, pipes for supplying hot and cold water, ventilation duct - all this refers to common building communications. You do not own them, so you have no right to touch them!
But this is not the reason for the ban on the transfer of communal communications. And the fact that these networks are located vertically and pass through all floors. These are links in one common chain. By changing one "link" in the chain of communal communications, you will disrupt the entire process of work and complicate the passage capacity in other apartments.
You can change the internal wiring. But touching general communications is FORBIDDEN.
4. DO NOT remove the nut
Yes, many refuse it, leveling the floor by one level. But according to the rules, it is FORBIDDEN to clean the sill in the bathroom. Such redevelopment would be illegal. The floodgate is an element of safety in case of flooding. And security is a "bad joke"!
5. It is POSSIBLE to combine bathrooms with each other
No authorization is required to combine the bathrooms. If you decide to make one bathroom, you can immediately get to work. But after the completion of the work, you should legalize the redevelopment. To do this, contact the BTI. After submitting an application for inspection, a specialist will come to you, who will record the changes and make them into the technical passport.
