Indeed, the rapid jump in prices for building and finishing materials came as an unpleasant surprise for private developers. Many people now do not have enough money to complete the construction. It is difficult to advise something in the current situation, but you can resort to the experience of some people. Our interlocutor Denis told what he did to avoid financial losses from the rise in prices for building materials and to build a house in the near future.

Briefly about my situation

At the end of November last year, I bought a plot for building a house. It cost me 1.4 million rubles. The site is located in a good location, near a road and a residential area with developed infrastructure. In general, even if I do not build, I will not lose money, since this land will only go up in price.

On this site, he planned to build a two-story brick house with monolithic ceilings, a hip roof made of metal tiles and an attached garage. House area - 220 sq. m. Estimated cost - 4.2 million rubles. In winter, he ordered a project, the construction was scheduled for early April 2021.

At the beginning of the year, I had 2.8 million rubles. To collect the full amount, it remains to sell the old dormitory, inherited from the grandmother. The client was found for the apartment in mid-April. While the documents were being drawn up, I began to prepare for the construction site, to plan the purchase of materials.

And it was at this moment that prices for metal, timber and other important positions began to grow rapidly. At the end of April, I already understood that there was not enough money for a full-fledged construction site, and there was no end in sight to the rise in prices. Every day I looked through financial statistics, analytics and more and more clearly understood that with such success my house would be at least without interior decoration, and, possibly, without communications.

Advice and solution

I began to doubt my idea. I didn't want to be left without money and with an unfinished box. Where will I live? It's not a joke business, I went to him for five years. And here bam, and such a "gift" from the state!

My doubts were dispelled by a good acquaintance of a friend. He is the owner of a large real estate agency. He has been in this market for more than twenty years and has seen more than one crisis in his career. It was he who advised me to buy a good one-room apartment and thus invest money.

According to him, a one-room apartment (exactly a good one!) Is the most popular product on the real estate market. The main thing is to choose a normal area, floor, layout and so on. Apartments always rise in price and are least affected by inflation. This is a reliable and the best financial investment in our reality.

That is, the excitement on the market is only now, at this moment in time and while it will continue. These are the consequences of the pandemic. If you try to wait out this crisis with money in your hands, you can lose some of it due to market shocks. Building a private house at such moments is a gamble.

You need to invest in a real estate market and just wait out a couple of years. When the excitement ends, prices will go down, and the money invested in the apartment will remain money, which can be used to build the planned house without any problems.

I did just that - I gave up construction this year and immediately bought a one-room apartment. He took the apartment instantly, because they will rise in price in the next couple of months. The remaining money was invested in currency (specifically in Euro).

I will wait 2021 and 2022, and in 2023, if something else does not happen, I will sell an apartment and build a house. For me, it is better to wait and do it well and immediately than to work hard for the same two years to complete the construction. I don't want to get involved in a long-term construction.
