This year I decided to do a land survey in order to clearly know the boundaries of my site and I had no disagreements with neighbors (first of all, I need it, since soon I plan to make a capital fence around everything plot). In addition, as you know, since 2018, one amendment has been made to the law on land surveying, which prohibits the management of your site. In other words, all owners of private houses and land plots who do not have land surveying cannot make any transactions with their real estate (neither sell nor inherit). Therefore, land surveying must be done!

Today I will tell you in detail how the land surveying process went, what problems I had to face and how much money it costs.

Where do you need to go to carry out a land survey?

Land surveying is carried out by cadastral engineers and for it you need to contact state (BTI) or private organization (an individual entrepreneur who conducts cadastral work).

On the advice of my acquaintance, I chose a private organization, since in the BTI this procedure is done much longer. In addition, the cost of the work is approximately the same. In my city, a private organization engaged in cadastral work is located in the building of the administration of our district.

Entering the administration, I saw three offices at once, in which cadastral engineers were sitting. There was no queue and I entered the first office I came across (as it turned out later, all these engineers belong to the same organization).

What documents are needed to carry out land surveying?

Before going to the cadastral engineer, of course, I took all the necessary documents: my the passport, home and land title deeds (I also took a house book with me, but it turned out to be unnecessary).

How was the process of land surveying and how much does it cost?

After the engineer accepted my documents, he gave me a receipt for payment of cadastral works (their the cost was 6,000 rubles) and said to go to the MFC to get information from the USRN to mine and neighbors plots.

The MFC gave me three identical receipts to pay for this service. Each receipt is worth 350 rubles.

It was necessary to pay for these receipts through Sberbank and here the first problem arose. I paid for the receipts through the terminal and at the next appointment with the cadastral engineer it turned out that for some reason one of the receipts did not go through (although the money was debited from the card). Therefore, I had to pay the receipt again (this time I paid online and the receipt went through quickly). As a result, extra time and money was wasted.

After all the payments, the engineer had to appoint a date for surveying, but here there was a second problem. For land surveying, the obligatory presence of all neighbors is required (we have them on both sides). On the one hand, the house is residential, but on the other hand, no one lives (my wife and I bought our house in 2016 and I have never seen the owner of the neighboring house). In this case, you need to look for the contacts of your neighbor or you will have to write an advertisement in the newspaper, which indicates the date and time of the survey. As I understand it, if the owner does not respond within a month, then the survey is carried out without him.

I did not waste time and nevertheless found contacts of my second neighbor (here the village council helped me) and he agreed to come without any problems.

On the appointed day, the cadastral engineer arrived and began to mark the boundaries of our site (along the boundaries of the fence), coordinating all points with our neighbors. After measurements, I and both neighbors signed an act of agreeing on the location of the boundaries of the site.

And two weeks later, I finally got my hands on a land-line plan of my site, which remained to be taken to the MFC for registering my site in the cadastre. This whole process took me about a month and in total I spent 7400 rubles.
