How to avoid cost overruns when building a private house: 3 tips

A construction estimate is not always a verdict, because there are points on which you can save money without prejudice to the construction of the house. Let's take a look at them.

Advice one: site selection

As a theater begins with a coat rack, construction begins with a selection of a site. How much money will be spent on preparing the site itself and how much will be spent on building a house directly depends on this event.

An inexperienced developer always tries to save money on buying land by choosing a cheaper place. But this "cheaper" sometimes costs several times more. You need to understand: everything that is sold cheaply will require investments, and sometimes very significant ones.

For example, you should not buy plots with a slope of more than 10% or with a height difference of more than 1 meter on a ten-meter stretch. These indicators indicate that you will have to spend money not only on leveling the site, installing retaining walls and a fence, but also on the foundation of the house. And these costs are likely to significantly exceed the amount saved on the purchase of land.

To avoid unnecessary spending, choose land on a hill; preferably without a slope or with a slight slope towards the road. The soil on the site should not be bulk.

Second tip: choosing the type of foundation

The second point flows smoothly from the first. Different types of foundations can be used on the same soil. But some developers make a mistake at this stage and lay excessive strength in the foundation. That is, they are building a foundation that can withstand five houses, and even in an earthquake. Accordingly, the cost of such a foundation will be much higher than necessary.

If you order a house from a construction company and at the same time refuse the geology of the site, then the designers will be reinsured at your own expense. That is, they will add redundant and costly solutions to the foundation to avoid future problems. A blind project (without geological surveys) always implies cost overruns on the foundation.

The choice of foundation should be consistent with the site and the requirements for its use. Do not put excessive strength and other unnecessary characteristics into the structure. The house itself will not last longer if you make a reinforced foundation where it is completely unnecessary.

Third tip: choice of number of storeys

There is a simple rule - the more floors in the house, the cheaper the cost per square meter will be. For example, if you take a one-story and two-story houses of the same area, then the cost per square meter of a one-story house will be 20-25% higher than that of a two-story one.

But if you decide to attach a garage to a two-story house, then due to this, the cost per square meter will increase. The price will increase due to the more expensive one-story extension per square meter.

If you do not want to overspend, then choose a two or three-storey house with the necessary premises included in the project in advance.
