For myself, I planned a phased construction without loans. I thought and knew from the beginning that even on my own it would be possible to build a box of a small house from aerated concrete for an amount of 1.5 to 2 million. rub.
For today, construction looks like this:
The foundation slab was poured in 2018. And I started laying the walls in May 2020. For nine working months, in the evenings and on weekends, the walls were folded with their own hands and a slab interfloor ceiling and a monolithic attic often ribbed were mounted. I did not consider the attic floor.
The foundation was also built on its own and cost about 250 thousand. rub. Construction season 2020 was completed in this state of construction:
For 2020 670 thousand were spent rub. on aerated concrete walls of the house (with all accompanying materials) with a perimeter of 8.5x9.3 m and a wall thickness of 40 cm. And also on the floor from the plates of the PC series. Since acquisition in 2021 factory lintels on the window openings of the second floor and the missing volume of gas blocks, ended in 1 million. rub. We can say that this amount was only enough for the foundation, ceiling and walls.
Overlapping using the MARCO technology took about 200 thousand. rub. The roof will cost at least 500 thousand rubles. (taking into account the work of builders, since it is quite difficult to build a roof alone). All this taking into account the significant (often several times) rise in prices for such building materials as fittings and lumber. It is not difficult to calculate that the box of the house goes out in 1.7 million rub. And taking into account travel, the cost of gasoline for two seasons - by 100 thousand. more.
Leafing through the instagram of one construction company, I saw that they built a box of a house of a similar design and an area of aerated concrete (but with a wooden attic floor) for 4.5 million rub. (with windows). This is the kind of savings if you build yourself ...
