Brick houses for sale: how they are built; what problems are concealed. Personal experience

The private sector is massively being built in Russia. Houses are growing like mushrooms, and their prices are not too high. For example, a new brick house with an area of ​​100 sq. meters for finishing can be bought for 2.8 million rubles. But how good are these houses? Our interlocutor Vladislav shared his experience.

How the house for sale was built or what I was badly "burned" on

Due to my limited budget, I had to buy a typical house for sale. In 2016, a house with an area of ​​90 sq. meters on 4 acres of land cost me 2 million rubles. This is in the Stavropol Territory, in a town located in the immediate vicinity of the regional center.

The house has gas heating (double-circuit wall-mounted boiler); water from a well; drain into the pit. Interior finishing for finishing: walls - plaster, putty; ceilings - plasterboard; floor - concrete screed. The yard is not fenced.

Foundation and floor

The foundation is lined with shell rock blocks, there is an armored belt on top. Floors on the ground. Warm water floors are available only in the kitchen, hallway and bathroom. The floor screed is rough, it is poured very unevenly - with bumps and holes.

Walls

Inside, the wall is made of expanded clay block, outside - of facing bricks. There are 50 mm of foam in the wall cake. From the inside of the house, the wall is plastered and putty, but everything is done very crookedly - in waves.

Ceiling

Ceiling - logs made of boards, to which drywall is hemmed. Some kind of tissue is inhabited on the drywall between the logs. The fabric is covered with 50 mm mineral wool. The insulation is laid ugly, and that's putting it mildly.

Window

Usually developers install the cheapest windows they can find. My home is no exception. Plus, the frames are installed crookedly, the slots are very poorly sealed. There is no foam at all under the windowsills.

Roof

The roof is covered with metal tiles. It looks beautiful from the outside. But the rafter system is a set of sticks. Everything is liquid, flimsy, frank illiquid material is used as a material. There is no vapor barrier at all. The rafters are covered with some kind of burlap. Probably to hide illiquid lumber.

Problems that I encountered during my stay

Problems arose from the very first year of operation of the house and over time only worsened.

To begin with, the house is flimsy, so to speak. Floors on the ground - concrete screed, shrinked - in some places even by 1 cm. Apparently, when backfilling was done, the soil was poorly tamped.

And also the inner walls, lined with expanded clay block, sat down a little and cracked. Cracks formed between the walls and ceiling.

The house is very damp. Apparently, there is no waterproofing between the foundation and the wall and the walls draw moisture from the ground. In spring and autumn, the walls get wet, especially in rooms where there is no warm floor. A year later, mold appeared on the walls in these rooms (especially in the corners).

From the dampness from autumn to spring, streams flow from the windows and the front door. This even creates puddles in the hallway. Moisture condenses on double-glazed windows, window slopes are always damp and also covered with black mold.

But water doesn't just come from the foundation. During slanting rains, it also gets inside the wall. The roof is not hemmed, the overhang is short and water enters the walls in the Mauerlat area. And there, most likely, there is no waterproofing.

The house is very cold. The first reason is that the masonry of the walls is of poor quality: the seams are poorly filled with mortar, as a result of which the walls are blown through.

The second reason is the ceiling and roof. Insulation of the ceiling with 50 mm mineral wool is not enough, there is no vapor barrier and the house "warms" the street.

The third reason came to light in the second year of residence. Mice settled in the walls, which over time spoiled the foam. Condensation now falls on the walls as well. In severe frosts (-20 and below), frost appears in the corners.

Conclusion

It is difficult to call these buildings houses, although they look pretty. This is a kind of parody of the house, in which either you need to invest a lot of money, or it will be the eternal problem of dampness, mold and cold.

There are houses a little better than mine, and there are worse ones, but they are not all worth the money they ask for. After the purchase, the amount to bring such a house to mind is sometimes half of its cost.

And if there is no money for such a large-scale repair, then people live and suffer. There are two houses on my street in which corner rooms have been converted into large storage rooms. It is impossible to live in them because of dampness and mold.

Now a wave of resettlement from Siberia, the Urals and the Far East is under way in our region. People are snapping up these houses like hotcakes. Of all my acquaintances who bought houses built for sale, 95% were dissatisfied. I got burned too, now I have to invest time and money in this house!
