Don't trust builders to buy materials! I tell you how they cheat on this

If you want to save money on construction or repairs, then first of all, search for materials yourself. You should not trust the builders - in 90% of cases you will be deceived. How this can happen - read on.

Last year I needed to insulate my house using the "wet facade" technology. The scope of work is rather big - two full floors and an attic. The total area of ​​the house is 420 sq. meters.

Found a team, looked at several objects they made. I liked the work, the price was also fine. Then he asked what materials they work with. The foreman told me all this and showed it to me. He also assured that all building materials will be purchased at the lowest price in the city.

I asked him to calculate the amount and cost of the material needed to decorate the house. The foreman provided the calculations and asked for money for the purchase. And he also immediately wanted to receive an advance payment for the work.

I didn’t rush to make money, but decided to monitor the market and compare prices. As a result, I went to a wholesaler, who gave me the price for the entire volume of material 25% lower than the foreman calculated. Free delivery to the object became a bonus to the purchase.

I decided to "please" the brigadier with this news, but after my words, he said that either they buy the materials themselves, or they will not take over my object. "Why on earth?" I asked. And he told me that they do not give a guarantee and do not want to get involved with objects for which building materials of dubious quality are purchased.

According to him, I found counterfeit materials, and they do not want to work with this, and even more so - to give a guarantee. But! I had a "trump card up my sleeve." The fact is that they have already calculated my house from the same wholesaler before me. The wholesaler blabbed about it.

I told the foreman that I found the building material from the same wholesaler from whom he wanted to order. After that, he hung up and never got back to me. A little later, I still found a brigade and they did the job, but on my terms.

What the wholesaler told me

The wholesaler revealed to me several "chips" for making money on the purchase of building materials, which are used by cunning crews. And such brigades, according to him, are more than 90%.

Wholesale companies give their contractors (builders and construction firms, designers, planners, architects) discounts from 10 to 40%. Naturally, these discounts are not for end consumers, but for them. The builders resell the materials to the customer, and put the difference in their pocket. Checks are not a problem - they will be made for any amount. With a good amount of work and with a negligent customer, earnings from such machinations can be up to 500 thousand rubles. rubles.

The most conscientious will buy material 5-7 percent cheaper than in Leroy. Unscrupulous will buy at prices the same and, perhaps, even higher, motivating that they take the highest quality and most durable. Naturally, with self-purchase of materials, they promise a guarantee. But, all this is idle chatter. Ask the craftsmen for a written five-year warranty and their confidence will go away.

But it can get worse. Some especially advanced teams have their own "filling shops". In simple words, they have the opportunity to buy branded packaging from cement and building mixtures, where they will pack up cheap materials in the garage themselves and sell them under the guise of expensive ones.

Wholesaler advice

And here's what the wholesaler advised me. If you need a large amount of building materials, go directly to the large wholesalers. Now there is huge competition in the construction market and 99.9% of wholesalers will give you the same price as their counterparties.

If you need a small amount of materials, go to the store with the builders. Do not be lazy to control the consumption of purchased building materials so that the leftovers (and builders always deliberately count with a margin) are not sold to another object.
