To take or not to take - that is the question: Is it worth buying an apartment on the first floor?

I turned up a good option for buying an apartment on the first floor. There is some time to think. Now I am at a crossroads - to take or not to take?! Of course, I began to study this issue more thoroughly. Immediately, only the minuses come to mind. But there are also pluses. And there are quite a few of them.

I would like to discuss this issue with you. Surely you can give good advice.

What do I think of the first floor and what does my wife think?

For my wife, buying any real estate is one big plus. And if the property is residential, is located in a good area and is being sold at a nice price, then “there’s nothing to discuss, we have three children, the mortgage is approved, we must take it!”. And the disadvantage in the form of the location of the apartment on the ground floor does not bother her.

On the one hand, she's right. Taking into account the growth in real estate prices over the past year, buying an apartment is a way to save and increase money. Well, I really would like to provide housing for children, if possible. It is very convenient to achieve everything and conquer the peaks when there is a roof over your head.

But for me personally, the first floor, at first glance, is one continuous drawback:

1. Safety from people on the street. More precisely, its complete absence. How to protect yourself? Bars on the windows? Shutters?)) They haven't come up with anything sensible yet.
2. Public life. Of course, the curtains will do the trick. But all the same, when every passer-by strives to look through the window - such a pleasure.
3. Noise, dust, dirt. Everything that happens on the street will be like happening in an apartment. Very low, very close, very noisy, very dusty.
4. Smells. From the street, from garbage containers, from the basement - all smells will "pass" through the apartment on the first floor.
5. Insects. We are talking about both flying and crawling. The first floor is attractive to everyone.
6. Little light.
7. All risers go from top to bottom - any problem with sewerage in a multi-storey building is primarily a problem on the first floor.

I was totally against it. But I still wanted to weigh the pros and cons and make a decision based not only on speculation about the shortcomings.

Advantages of an apartment on the ground floor

1. The cost is an order of magnitude lower (but it will also be more difficult to sell).
2. There are no downstairs neighbors. If we live in this apartment, then there will be no complaints about us. And with three children, a cat and a dog - this is an important point.
3. Safety. It's about the safety of children. And about emergencies. In these moments, the apartment on the ground floor is perfect.
4. You can make your own separate exit.
5. You can re-register for commerce and open something of your own, or rent out the premises.

Are there any more pluses? Do not even know. For me personally, the disadvantages are still outweighed. But the decision is not yet final. He can take an apartment not to live in it, but to rent it out. Or move without hesitation? It would be interesting to listen to you.
