Personal experience of reconstruction of a classic five-wall with a minimal budget

It is believed that building a house from scratch is always easier and more profitable than making a major reconstruction. However, if we are talking about an unpresentable, but quite solid log house, options are possible. The most striking example of a successful and budgetary transformation of the “deep heritage of antiquity” on our portal is the story of how a log house turned into a chalet.

I would like to tell you about what to do with the house when it has already served the owners and needs repair or rebuilding. And also the topic will be relevant to those who have purchased a plot with an old house, which are very often found in villages and SNT in the Moscow region and not only. It will be about the reconstruction of a classic 6 × 6 m log house with an extension of 3 × 6 m.

At first glance, it seems that there is no special solution, since the area is very small and there is nowhere to roam. And the cost of reconstruction / alteration / completion of a house is relevant for many. I hope that the story of my personal experience will be useful for someone.

Being an avid fisherman, Alexei traveled to Finland for years, was inspired by the views and dreamed of his own fishing house on the lake shore. I decided to translate the dream into reality in the Tver region - there are many lakes, amazing nature. Plus, remote places, respectively, affordable prices.

I managed to buy the last plot in a village on the shores of Lake Ovat, the distance to the water is only 30 meters. An old house, a barn and a bathhouse went along with the plot.

The bathhouse was not subject to restoration and became a source of firewood, and they decided to give a second life to the house and the barn.

Before describing the work done, I want to indicate IMPORTANT that I did not have a large budget. With him, of course, you can build a nice beautiful house, so my task is to save as much as possible and be able to finish the house to the end. I think that my article will be of interest to those who rationally approach construction.

Planning, asset valuation

As usual, in the center of the log house there was a Russian stove, which had completely fallen into disrepair. Plus, a canopy extension.

In order to finally decide on the further algorithm, the cladding was completely removed from the house from the outside and from the inside and the condition of the frame and beams was assessed. As shown by the "autopsy", the blockhouse, although old, but the wood is dense - thanks to sandy soils and correct assembly (air vents, crowns), the underground was dry.

The roof was not subject to restoration, which not only led to the need to restore it, but also made it possible to completely change the configuration.

What has become

The lower and upper rims along the perimeter were replaced with a bar, and the floor logs were also dismantled. The underfloor for storage is irrelevant, therefore, new logs from a bar were mounted at a height of 200 mm from the ground. To prevent the blockhouse from being blown through, it was carefully dug, bars were screwed onto the walls from both sides - and the logs were tied up, and the crate under the curtain facade was immediately made.

After the walls, we set to work on the terrace to enjoy the views of the lake: to save money, we ordered raw wood (timber, board) at the local sawmill. For a surcharge (1000 rubles), all the lumber was immediately sharpened there. Since the structure is ventilated, there is no point in spending extra money on dry wood. The terrace is standard: pillars, rail, supports, top rail, permeable fence.

The chalet style attracted large slopes and the ability to make a wide balcony above the porch. Everywhere the floor was covered with a damp planed board, but with gaps for ventilation.

Combined facade - upper part, chalet, lower part, half-timbered house. Since the repair is budgetary, OSB was used as cladding, painted in several layers with facade paint. The joints of the slabs were decorated with a board layout, painted with a brown tint. Extras and decorative overlays were made from it. The result is an organic combination of "light" light bottom and "heavy" top. The private side has a roofed patio.
