Why England has the smallest houses in Europe
British families live in some of the most cramped homes in Europe, according to a new study, in some cases their homes are smaller than the regulatory minimum.
After analyzing data on 1,000 properties in 13 different countries around the world, the researchers concluded that in England occupy less area than in any other European country, and on average are only 71.9 square meters meters. The average three-room house has an area of 88 m2, which is 5 m2 less than the regulatory minimum.
For many English people, striving for a bigger home will be a lifelong commitment. With house prices soaring, a large house in England may seem like a pipe dream.
Reasons for the size of houses in England
Some of the reasons for this decline are related to changes in planning rules. Commercial property can be converted to residential property and does not need to comply with the minimum house size. Already about 12% of new homes in England have been converted from commercial properties.
The demand for new homes amid a housing shortage has led some developers to sell substandard properties at inflated prices. Despite the guidelines that came into force in 2015 requiring apartments to have at least 37 m2, there is an increase in the number of smaller apartments.
House sizes in other European countries
At the same time, houses of 108.21 m2, offered in Italy, are cheaper than in the UK.
The Netherlands and Germany have a denser population, but the average house area is 115.5 m2 and 109.2 m2, respectively. Denmark boasts the largest house area - 137 m2.
Problems arising from this
It can be seen that individual homeowners and families living in smaller houses are forced to accept this because house prices are substantially high. Obviously, for families who need a significant amount of home space, such small houses are not viable. The lack of suitable options makes people delay buying their own home, having children, etc.
