How to accept an apartment from a developer with a fine finish without the help of a specialist

Did you buy an apartment at the stage of building a house? You are new to this business and do not know how to properly accept an apartment with a fine finish. I will tell you how to do this without losing yourself.

There are two options for the development of events. After the house is built, the apartments are ready, they are rented out to the owners or the management company. You can often come across unscrupulous developers, as well as a management company.

What is the procedure for accepting an apartment by the owner? You come to the long-awaited, already your apartment. Between you and, for example, the developer, an act of acceptance of the transfer is drawn up, by signing which, in the event of the subsequent identification of defects in the apartment, you will already correct them yourself, at your own expense.

In the act of acceptance of the transfer of the apartment, the readings of the metering devices, their identification numbers and names are indicated, as well as the shortcomings you identified that require elimination. According to the law of the Russian Federation "On Protection of Consumer Rights", the developer is obliged to eliminate deficiencies or pay compensation. If these shortcomings are identified, they must be recorded on a photo, video recording device, registered in the act of receiving the transmission and secured with the signature of both parties.

If you are not ready to find the flaws in your rented apartment yourself, then of course it is better to use a specialist. Since the acceptance of an apartment is a whole science, and you need to carefully prepare for this.

Take with you a paper and a pen, a photo-video recorder (a phone will do), matches (for checking the hood, a device for checking sockets (a charger from a phone). If you are walking in the dark you may need a light bulb or flashlight.

Using these devices, check the sockets, hoods. Fix all the flaws on paper at once.

As for finishing, check all door frames, they should be tight enough installed, otherwise they will fly off from the first touch, as it was in my case when accepting apartments.

The next step is to check the gluing of the wallpaper; there should be no stains, scratches or peeling on them. In the bathroom and toilet, check the wall and floor tiles, they should not stagger, the joints should be oiled. In my case, the tiles crumbled after the first hot shower, because I took the apartment myself and did not know what to look for. It is important to fully check the stretch ceilings, if any.

There should be no damage to the canvas, scratches, holes, waste at the joints. After taking over the apartment, I began to wash the ceiling from the dust accumulated during construction and finishing, and a small piece of canvas fell on me, a huge hole in the ceiling was sealed with it.

Well, the most important final stage is checking windows. They should not show through, check the handle mechanism, there should be no gaps between the joints. If you accept an apartment during the warm season, then with the help of matches or a lighter, you can check whether the windows are letting through.

My advice to you is to get ready in the acceptance of the apartment carefully, study the laws and literature. Since this is your money, your comfort in further living. Check every little thing, it's your right.

In my case, the developer did not fix the flaws, I had to do everything myself. But I went to court and now there is a trial.
