What is included in the terms of reference

The terms of reference for the designer should include: results of geological studies; site map indicating the cardinal points; desired number of storeys; the desired material for walls, roofs; house area; general data that you formulated in the process of thinking about your home.

Responsibility of the designer / design organization

Any contractor will require the inclusion of a clause in the contract that excludes his liability for errors in the project. If, as a result of erroneously calculated cross-sections and nodes, made in detail by your contractor on the site, the house cracks, it will not work to ask the contractor - he did everything strictly according to the project. Ideally, if the contractor is a SRO and has a license to perform such work. In most cases, the amount of insurance for a project organization is up to 25 million rubles. The very fact of the state of an organization or individual entrepreneur in an SRO implies a higher responsibility and specialization in this type of work.

As a last resort, make sure that there are houses built and standing for a long time, built according to the projects of your chosen designer. It's great if there is an opportunity to talk to the contractor who built the houses. Indeed, in the event of an error, the cost of performing work may increase, since additional expenses are generated that are not provided for by the project.

Caution - drawings!

The next phenomenon in modern Russian construction is people who have mastered drawing programs. Learning to draw in a program is much easier than designing. The result of this phenomenon is projects with multiple re-mortgages of materials. For example, a person does not know how or does not want to count sections and loads and lays reinforcement 16 mm into the foundation, instead of sufficient 12 mm. Or monolithic walls / slabs 60 cm thick, with sufficient 20 cm, lays a reinforced concrete frame in aerated concrete house in conditions when aerated concrete walls are sufficient in accordance with the loads and the region construction. The main requirement of the design documentation - sections, grades, the amount of materials and the units used - must not only be sufficient, but also not be redundant.

Expertise in the role of natural selection

For a customer who is not versed in construction and design, the easiest way to achieve these parameters is through examination. Ideally - to establish in the contract with the designer a suspensive condition for the acceptance of project documentation after the examination. In the contract with the designer, it is also necessary to provide for liability, in the form of compensation for the cost of an examination, in the event identifying errors requiring adjustments to the design documentation and warranty adjustments in accordance with the comments expertise.

It should be noted right away that the introduction of these conditions by you will greatly reduce the number of potential designers who are ready to work with you. The reason is that it is easier to hand over to the customer a pack of paper with pictures than project documentation. It is easier for a draftsman to find a customer who can draw pictures on paper and get paid for it. Only design teams confident in their qualifications can take responsibility for the development of project documentation.

Of course, there will be costs for expertise, but an incorrectly executed project can cause losses and unreasonable expenses for tens, or even hundreds of thousands of rubles. And the cost of an examination, as a rule, is not measured in such large amounts.

Estimate

The documentation must contain an up-to-date estimate, which is also checked for compliance with the above examination. The estimate should take into account the detailed specification of materials for the project, down to the smallest detail. The material specification should indicate the grades of the intended materials, taking into account the possibility of purchasing analogs. A remote designer can include in the project such materials that in your region will require significant expenses for delivery from another region.

And also on the basis of the project and the estimate, you can compare the proposals of contractors. Each potential contractor in his estimated cost indicates for what unit price he is able to supply you this material, how much the total amount of material for the selected position will cost and the cost of materials for the project in general, as well as what will be the price delivery. The estimated cost of materials becomes as transparent as possible. It's easy for you to compare.
