When can you buy suburban real estate profitably?
Due to the coronavirus pandemic around the world and the self-isolation regime, many have ruined their vacation plans outside the country. As an alternative to the city, many Muscovites have chosen a dacha and spend their free time there. But what about those who do not have a country house? Should I buy a dacha right now or wait until autumn? Experts from leading real estate agencies believe that the time is not yet good.
Overrated homes
An expert from one real estate company believes that since 2014 the suburban real estate market has stagnated and has accumulated lots over the years. And in 2020, due to the situation with the coronavirus pandemic, the demand for summer cottages and other suburban real estate increased by about 35%. But even so, if you can afford and want to purchase a suburban area right now, you can find a decent option at an adequate price. Naturally, do not forget that prices may fall in the fall.
The specialist also believes that, in fact, overpricing for suburban real estate is unjustified and unreasonable. Real estate sellers saw that demand was growing and therefore sharply increased prices. But they forgot that the income of the residents did not increase, but, on the contrary, decreased. Therefore, the overvalued property is not for sale.
In autumn, prices will fall by 10%
Analysts at another real estate company came to the same conclusions. According to their estimates, at the moment sellers have raised prices by about 20-30%. This is due to the increased demand for country houses among residents of the Moscow region. But since the cost of suburban housing is about 5 million rubles, in this segment sales have not increased - people are counting on prices of about 1.5 million rubles. In autumn, prices are expected to fall by 10%. Therefore, the decision remains with potential buyers.
Controversy
Another real estate expert thinks country houses are worth buying now. But it is worth paying attention to primary real estate, not secondary.
The latest survey of this company on the demand for suburban real estate showed that about 27% of respondents want to leave Moscow and leave the metropolis in their free time. That is, there is an opinion that the demand for suburban real estate is only gaining momentum, and over time the cost of this housing will only grow and there is no point in waiting. Experts are confident that the existing primary suburban real estate is already being sold, and the new one will be built only in 2-3 years. Therefore, if there is a desire to acquire a country house, the purchase, according to them, should be considered now.
Primary real estate is usually advised to buy for security reasons, since such houses and cottages are being built in new villages, where there is security, and the developer gives a guarantee for the house itself.
Build yourself
Another option is to purchase a suburban area and build a house yourself. For many, this is a way out. Moreover, according to one of the agencies, 87% of suburban real estate on the market is overvalued.
