3 reasons why monolithic housing is not popular with private developers

This method of erecting buildings is a priority for the builders of high-rise buildings because of its speed and cheapness. It would seem, with all its advantages, the monolith should also be occupied by the private sector, however, this is not happening. Let's try to understand the reasons why people are not massively populated in one-two-story concrete boxes.

What is monolithic housing construction?

The technology involves casting concrete into removable formwork. The result of this activity is a seamless reinforced concrete house. But options are also possible when a reinforced concrete frame is first created, and the walls and lintels are laid out with bricks or blocks. This method of erecting buildings is called monolithic brick.

The construction of concrete houses is divided into several stages:

  • manufacturing of reinforcing cages;
  • installation of formwork;
  • placing concrete in formwork with obligatory vibration;

In private housing construction, high-grade concrete is used: mainly B25. The advantages of concrete structures are many: they are strength, durability, and seismic resistance; as well as the speed of construction, increased waterproofing and a relatively low weight of the building... With a cursory analysis, you can to conclude that it is cheap and reliable, but in reality it remains only "reliable", and "cheap" disappears in a number reasons.

Who is the main consumer of private monolithic houses?

The main consumers of monolithic construction are wealthy people. For them, this technology is an opportunity to stand out from the background of approximately the same brick houses. Casting can take any shape, and this is important when implementing projects for modern houses with complex facades.

These facades can only be fixed on a rigid monolithic structure. You can often find hanging floors, corner windows, consoles, large spans, complex architectural elements that are simply impossible to implement in traditional cottage construction. The monolith allows you to do all this without any problems.

Another niche where monolithic reinforced concrete is unsurpassed is the construction of bunkers. According to unofficial data from construction companies specializing in monolithic housing construction, 2020, namely the period of the pandemic, became a record for private shelters.

3 reasons for the low demand for private monolithic houses

Perhaps there are more reasons, but we will consider three main ones, which are discussed by both consumers and professional builders.

Not everyone will take up this business

Not every organization will gladly take up the construction of a monolithic reinforced concrete house. Many builders will dissuade the customer from a complex project and will try to persuade him to a more traditional one - brick.

There are many factors of companies' refusal from such houses:

  • highly qualified specialists are needed;
  • a competent QOL project is needed (reinforced concrete structures);
  • it is necessary to provide for communications - the constructive of the house depends on this step;
  • good professional formwork must be present;
  • careful adherence to technology is required.

Perhaps this list looks like a set of meaningless terms from a worn-out manual, but the quality of the house depends on them. Not every organization will master the implementation of these points, and if it does, it will not be cheap at all.

Expensive from all sides

For multi-storey construction, monolithic technology is the most economical; the construction of a high-quality private house will be expensive. The factors of high cost are indicated above, to which you can add the need for equipment, which will have to be used at each stage of construction.

The operation of a modern house made using monolithic technology is also not cheap. The reason for this is architecture, which often provides for a large area of ​​stained glass glazing. Such a house will have to be heated taking into account the great heat loss - you have to pay for beauty!

And also you don't want to leave concrete walls without insulation and exterior decoration, which will ultimately increase the price tag. If a brick house can remain in its original form and it will not cut the eye, then the concrete walls must be hidden with decoration.

Another reason why reinforced concrete houses are not considered in private housing is based on myths. One of them says that concrete is a very cold material. Indeed, in the tables, reinforced concrete is in the lead in terms of thermal conductivity. This factor separates concrete from brick, but it should be understood that a brick and a brick wall are completely different things.

A brick may have one thermal conductivity index and a brick wall another. This is due to the numerous bridges of cold, which are masonry seams. Seams can be filled with poor quality, which increases heat loss several times. And the monolith is devoid of all cold bridges - this is one of the main advantages of the technology.

There is another controversial phenomenon: many are sure that a reinforced concrete structure is an electromagnetic cell and it is dangerous to live in it. Here, everyone is free to think as he wants, but if it was true, the residents of high-rise buildings would feel everything on themselves. Such a mass phenomenon is not observed, from which appropriate conclusions can be drawn.
