Break?". Among the reasons for the occurrence of such situations, the lack of geology is often cited: if he built a house, he got such a result.

Two years ago, we conducted a survey among the participants of our forum, on the topic: will they do the geology of the site before construction. More than 60% answered yes! Most people do not want to bury their money in the ground.

What is the geology of the site for?

Simply put, the study of soils determines three important parameters.

  1. At what depth are the bearing layers of the soil. It's one thing when the bearing layer is at a depth of half a meter; another, if it lies at a depth of three meters. These are different situations, and as you can imagine, different foundations. Sometimes the bearing layers of the soil are not found at all throughout the depth of geological drilling. For example, on peat bogs and peat soils. Making foundations on them and building heavy houses is not rational.

  2. Composition, moisture content and characteristics of the soil. This parameter shows: how the soil will interact with the foundation; how much they will complicate the situation, for example, is frost heaving possible on the site; how much the soil is subsiding and how it will change under the influence of loads.
  3. Information about ground waters. Geological surveys will give answers to the questions: where does the groundwater lie; what is the nature of the water; where does she eat from; how water will interfere with the work and further operation of the house.

Well, as a bonus, the geology of the site will show what kind of soil is at a depth. This parameter will help to correctly design an autonomous sewerage system for a country house.

If you ignore the above points, the consequences can be very different. Still, building at random is not the best solution.

Is it possible to do without geological surveys?

This option is possible if there are already houses around the site and nothing has happened to them for several years. In this case, you should talk to your neighbors, find out: on what foundation is the house; whether there were any problems during the operation of the building. Perhaps one of them ordered the geology of the site and will share the data. This will make it easier to decide on the type of foundation.

But a guide to neighbors' houses will not always help. We know a case when a person bought a plot, around which there were already houses. Following the example of his neighbors, he chose a suitable project and built a house. It would seem - why research, if the same houses are ten meters away and everything is fine with them!

But then problems began with the house. Further, it turned out that the site was damp. It is this piece of land that the locals (the indigenous people of the farm, not the newcomers who built their houses) call "mochak". In their words: "When there was a wheat field, it was in this place that tractors and combines were constantly stuck."

But this is an isolated case and we do not intimidate you with it. The man's house is intact and he lives in it. He solved the problems, although it cost a certain amount for drainage.

How can you overpay without ordering a soil survey

Not every designer will get down to business without preliminary geology. But if it does, it will be reinsured with your own money. In this case, the designer can lay in the foundation redundant solutions that will lead to higher construction costs. It turns out that geology is a good way to save money!

Another thing is who will do the research. It's good when everything goes according to the work procedure. It's bad if soil samples end up in the trash, and the data is taken from the head, focusing on the stars and maybe. There is no need to hire someone for this responsible business!
