It is necessary to build on time and it is better not to delay, so that the construction site is not a burden for family members. To reduce the cost of the process, you need to build yourself. A house for sale is like candy wrapped in a wrapper. It is impossible to buy the ideal home cheaply to suit you.
My advice
1. When choosing a site, pay attention to the grass. There should be no sedges, reeds and other marsh grasses. The place should be on a hill. In the spring and autumn, inspect the site of the future construction site - if it is flooding with water.
2. Don't do geology - a waste of money (it is needed for multi-storey construction). Ask your neighbors if there is water in the basements. For safety net, dig a hole with a shovel to the depth of the future foundation. Look at what kind of soil; sand, clay, loam. Show it to a specialist if in doubt. Pay attention to whether water appears.
3. Place the house on the highest point of the plot and closer to the north side. The shadow from the house will not fall on the garden. Step back from the edge of the fence 3 meters.
4. The fewer neighbors, the better. If possible, take a plot at the crossroads, there are only 2 adjacent vegetable gardens, and it is more convenient to import building materials. Ideally, if there are no neighbors at all.
5. Build a one-story house. As a rule, the second floor is rarely used. Don't get carried away with the size. It needs to be heated, kept clean, and with age it is difficult.
6. A good, solid house should have a basement. It is cheaper to fold it from FBS blocks than to pour it out of concrete.
There you can place a boiler room, a storage room. Equip a workshop, a gym. Don't make a garage. If the middle of the height of the room is above ground level, then this is the basement, if below it is the basement.
7. The cherry on the cake is a fireplace in the house. It will add completeness and comfort.
