If you don't have extra money, don't build a two-story house - it will only get worse. I tell you why
When planning a house, a reasonable question arises: how many floors to build - one or two? It is difficult to answer in the affirmative, since everyone is based on different factors. But you can resort to someone else's experience. Elena, a member of our portal, shared her opinion on the number of storeys in a private house.
Is there an economic benefit from a two-story house?
At one time we built two houses. The first is two-storey, with an area of 140 m2, and the second is one-storey, with an area of 110 m2. The materials of the houses are the same in both cases: foundation - FBS; walls - aerated concrete block with brick facing; roof - profiled sheet.
Many people say that a two-story house has a smaller basement and roof area, and these are the most expensive items and, accordingly, it will come out cheaper. But that's in theory. In our practice, both houses came out almost the same in value.
And the role here is played not by the area and materials expended, but by technical solutions. For example, a wall near a one-story house can be made of cheaper blocks of lower density, but with high thermal resistance. And also the wall of a one-story house can be made thinner, since it does not need to hold the second floor.
And what a budget is being eaten by overlap! The cost of the interfloor overlap is much more expensive than the floors on the ground and the ceiling under the cold attic of a one-story house. Well, and a ladder: a good one is more expensive than a foundation! A two-story house can be considered if the plot is too small. You will not achieve significant savings on it.
By the way, the staircase, with all its inconveniences, eats up the area of the house. So, after squaring 140 meters, we moved to one-storey 110 m2 and did not feel any particular constraint.
A staircase is the main disadvantage of a two-story house.
The two-story house did not suit me the most because of the stairs. Now I will explain everything in order.
We had no experience living in a two-story house. When we were building it, we were faced with the problem of choosing a staircase. We went to the manufacturers. Good stairs start at 500 thousand rubles. And the point here is not beauty, but convenience.
We chose a budget option for our first home. It looks like a good wooden staircase, it looks normal. We were even brought to the facility where the same is installed. We got up and tried it. Steep climb and high steps, of course, but we agreed to this option in order to save money. Then they regretted it ...
Within three months, this staircase was so bored that if you forget something on the second floor, you don't want to go. This is a real simulator - ascent and descent replaces training. And cleaning and some household chores for the day are so exhausting that there is no strength left. It was here that I thought about old age - after 40 years you don't jump into such a house.
The second point is the risk of injury. Scary for the children and myself. I was especially nervous when the children were young. Sometimes you stand in the kitchen, cook, and they play in their room. As soon as you hear a stomp towards the stairs, you start to get nervous and twitch. And this is no longer a normal home atmosphere. Mine fell down this ladder, but without serious injury. A friend's five-year-old son screwed up the stairs and broke his collarbone.
Well, and the third - if you do not protect the stairs with doors on the first and second floors, then there will be an incorrect heat distribution in winter. Simply put, it's cold downstairs - hot upstairs. According to the laws of physics, warm air always rises.
My personal conclusion
Based on my experience, I can say that if you build a two-story house, then you must definitely install a good, comfortable staircase and make a vestibule so that the floors are separated from each other. All this requires considerable investment, since a convenient staircase is expensive and requires additional space. If there are no extra funds, then it is worth choosing a one-story house. Saving in this position will only make it worse.
