How did it begin

In 2018 he decided to improve his living conditions and build a house. I'm not a builder by profession, but I can work with my hands and learn quickly. My choice fell on the frame, because it is easier to work with wood and you can build from it almost all year round. I planned to work with my father - four hands faster and more fun.

At that moment I had a million rubles on hand, which I decided to invest in the construction site. Investing in my own house seemed to me attractive and reliable, since a lot of bloggers and construction publications assured that it is quite possible for itself to complete the construction successfully with such an amount.

Real spending

In order not to fence the garden, I decided to order the project from a professional designer. Somehow I don't want the house to be formed after the first wind or snowfall. The project cost me 40 thousand rubles. When I got acquainted with this document, I already began to suspect that the matter would not be limited to a million. But that's okay, if I take a loan - I thought and started construction.

42 concrete piles were used for the foundation. The so-called TISE. Together with additional expenses, 58 thousand rubles came out.

Frame and walls. The price included lumber for the foundation strapping, beams of the first floor and attic, racks, rafters, cladding, facade sheathing and material for the internal walls. Expenditure on the frame and walls - 290 thous. rubles.

Roofing costs amounted to 195 thous. rubles. This includes costs for OSB, underlayment, shingles. To work faster and not catch the rains, I had to buy a roofing nailer.

He bought windows and doors for the whole house for a total of 255 thousand. Not the most expensive, but not the cheapest either - average quality. It is not worth saving on these positions, since the heat saving of the house depends on them.

Facade and gutter finishing: vinyl siding (vertical) and iron gutter system. Cheap, cheerful, reliable. Spending - 90 thousand.

He insulated with ecowool - he did it conscientiously. The costs for this position amounted to 140 thousand rubles.

On the rough finish, which included plywood, drywall and film, 120 thousand were spent.

Separately, it is necessary to highlight the costs of fasteners: nails and almost a dozen types of various self-tapping screws. This position ate another 43 thousand honestly earned rubles.

Other items: fire protection, brushes and rollers, polyurethane foam, bolts and washers for the foundation, purchase of missing tools, lighting for work at night, scaffolding, ladders and other additional materials and tools spent another 110 thousand rubles.

Next is the funniest thing. Communications, which included water heating and a wood-burning fireplace, water supply and water purification system, sewerage, ventilation, electrics, rose almost at the price of a finished house with a rough finish. It took 870 thousand rubles from my budget.

Well, the last stage is finishing. Everything is simple here: laminate in rooms and tiles in the kitchen, wallpaper, stretch ceilings, chandeliers / lamps, plumbing and other attributes of repair. It took 400 thousand rubles.

As a result, taking into account that all the work was done with my father (I only attracted specialists for heating and electrics), a house with an area of ​​100 square meters cost me 2 million 611 thousand rubles. The construction went on for two and a half years, a lot of effort was spent. Is it worth it - decide for yourself.
