What happens if you save on construction: a selection of failed houses
The thought that we want to convey with this collection is this: the economy should, first of all, be reasonable. Reasonable means safe. After all, a home should warm and protect, not be a threat. Let's take a look at several cost items in private construction that are not worth saving on.
Geological surveys
Before starting a construction site, it is necessary to examine the soils and identify their characteristics. After all, they are the ones who often bring surprises. Geological surveys will determine: the presence of groundwater and the depth of their occurrence; relief features and soil structure; and also predict natural processes that can lead to the destruction of the object.
It is not worth saving on geological surveys, even if the site is located in a dry "good" place. And it doesn't matter that there are already houses on the neighboring plots and nothing happens to them. It does not happen yet... Perhaps, in 10-15 years, uneven sediment will appear under the house. Or maybe the problems will begin after the first winter and the foundation will sag when the snow begins to melt. It cannot be determined by eye.
Foundation
"Everyone always built like this and everything was fine!" - a favorite phrase of some self-builders. After all, concrete can be prepared on your own right on the site or bought cheaper and of a lower grade. Fittings can also be bought for almost nothing. It doesn't matter that it has been lying on the ground under the open sky for the last twenty years and corrosion has violated its strength characteristics. This is saving!
But such savings often come back to haunt. It is good when the building can still be saved, even if it will lead to exorbitant costs (reconstruction of the foundation is very expensive). And it’s even good that the foundation will crack at the box stage and the would-be builder will simply nail up the windows and leave the failed house. It is bad when the problem creeps out in a residential building, which will lead to the collapse of the structure or part of it.
Project
Another item of construction costs that should not be excluded is the project. Most private developers and clients of construction firms treat the project as a collection of waste paper. They think: “Why is it needed if I master a computer program and draw my dream house from all angles? What to pay these parasites for? "
Perhaps I will "draw" - yes, but I will calculate and take into account all the necessary structural elements - no! This applies to both brick and frame houses. Particularly impressive are the skeleton frames, "banged up" at random and folded like houses of cards. One of the common reasons for the fall of the frame is jibs. More precisely, their absence. After that, unfortunate self-builders often declare: "And we did not even know that they were needed... A neighbor was building a bathhouse without them and everything is fine!"
