Like everyone who builds for themselves or for customers, it is interesting to understand the situation: why there was (and is still happening) such a rapid rise in prices for building materials. And most importantly - when will it end or will prices be reduced? At every opportunity - I ask the opinions of the owners of construction bases and shops. About the answer of the director of the base with lumber wrote in this article: I asked the director of the base: what is the reason for such an increase in prices for sawn timber? Got a detailed answer

But this answer is not very clear, especially when one country, China, is exposed as the culprit. But what about metal, paints, foams, sealants, insulation and building blocks?

In short, thesis, here's what I learned this month. The following happened: after everyone sat in apartments for self-isolation in 2020. and many realized that they would not be able to travel abroad on vacation. A large mass of people decided to build summer cottages and houses. This is not only in Russia - the demand for suburban housing has grown all over the world.

I'm back in 2020. they said that many began to buy summer cottages, land plots, the volume of simple construction, such as baths and country houses, increased. But then it was not yet so expressed. In the same year, demand increased sharply. There was even a shortage. In the west, stock quotes reacted instantly.

For example, to a large construction base where I buy aerated concrete, the manufacturer said that it would be shipped to it on a leftover basis (after its large shipments). And prices have even increased for aerated concrete by more than 1000 rubles / m3. The adhesive foam of this manufacturer has grown from 450 RUB per cylinder in 2020 before RUB 690 in June 2021

There were no stocks in warehouses for the production of Porotherm ceramic blocks already in the spring. There is a huge demand that cannot keep up with production - and manufacturers are raising prices. Market law. Well, and where manufacturers supply their products for export, prices have increased significantly. I'm talking about metal, metal profiles, steel sheets, plywood, OSB, lumber. Overseas prices have risen too. Taking into account the difference in exchange rates, it is much more profitable for our producers to sell abroad. Exports of metal increased by 21%. 19% - sawn timber.

Glued laminated timber in Moscow already has a cost 70 thousand / m3. OSB is approaching 3000 rubles. per sheet. Lumber in some regions exceeded the value 20 thous. rub / m3. The armature is approaching 100 thousand rubles / ton. The brick is still holding, which is strange.

I didn’t have time to finish building the house in 2020. This season, the price of the roof almost doubles for me. I even thought about replaying the project with a flat roof. But I don't like the look of such a box house. And the house should also be aesthetically attractive for its owner.

Affordable and low-interest mortgages also contributed to this process. There is not even inflation, but hyperinflation in building materials. There is information that there are no participants in the gostorgs for construction and repairs. Nobody wants to participate in them at outdated prices. Or does not want to take risks, having worked as a result at a loss.

In this situation, the government's position is strange. They do not react in any way, except for the statements that it is greed, that the producers have "pushed on" (literally) the state. There is not even news in the media. Is it really difficult to introduce export duties, abolish VAT refunds in export transactions, and create additional excise taxes? But keep the domestic market. Apparently, due to additional tax revenues to the budget, this is beneficial for the government as well. But ordinary citizens remain at a broken trough.

I think it is necessary to unite large and medium-sized construction companies and jointly apply to the government with a demand to do something.

When will the rise in prices end and will there be a decline? In our country, prices are rarely reduced after an increase. Unless demand falls below 2020 demand. Moreover, on a global scale in stock quotes. Therefore, as long as there are restrictions on flights and movement between countries, such a demand for building materials will remain. There will be many who want to build a suburban place for recreation. Demand will decrease in winter, which will only lead to a halt in price increases. And in the 2020 season. prices will continue to rise. Perhaps not so dramatically. Otherwise, people will simply abandon the idea of building something for themselves.

In conclusion, you can see two opinions from the owners of large construction companies:

Their owners don't know what to do. Companies are just adjusting to the situation. Like everyone else, they shift price increases to customers. The demand for construction remains and they will be left without work. Especially in the rich Moscow region.

Who continues construction or someone postponed this venture until better times - write in the comments.
