How I build a house with a salary of 30 thousand rubles a month: I share my experience, which I took over from my grandfather

To build a house, you need to have at least a million rubles. And this is with the condition that there is a site where the house will stand! If you cannot earn that kind of money, then it is not possible at all to accumulate a million from an "average" salary. There is only one way out - a loan. But not everyone is given it. So what can be done? Our interlocutor Valentin found a peculiar way out of the situation.

Shortly about myself

I am 33 years old, I work as a driver, I get my hands on 30 thousand rubles a month. My wife does not work - she is sitting with children - I have two of them. We live in a hostel, room (12 sq. meters) owned. The living conditions are close to unbearable: cramped, dirty (in the hostel), there are many alcoholics, drug addicts and other asocial personalities among the neighbors.

We, of course, need normal housing, but we cannot save money for it with a salary of 30 thousand rubles; I am not given a loan / mortgage; wealthy relatives from whom you can borrow money - no. Fortunately, recently the wife's grandmother gave us a summer cottage. She is ill and can no longer take care of the dacha. But the house is not there, so it needs to be built. How - a headache.

Grandfather's experience

Since I cannot solve the financial issue, I decided to resort to the experience of my grandfather. At one time, he built a house entirely from used materials. When I was 12 years old, my grandfather took me with him to various abandoned objects, where we were "picking" bricks, dismantled wood, cut metal, bagged crushed stone, expanded clay and other useful in the economy building materials. All this was taken out in an old Moskvich with a trailer.

In my situation, when for various reasons I can't save more than 150 thousand, I decided to do the same. At first I counted: I need about 35 thousand bricks for a house; 50-60 FBS blocks (different); about 60 square meters of slate; about 60–70 cubic meters of various sawn timber; insulation; windows and doors; other.

My experience

I came up with this idea due to the fact that I know several abandoned objects from which you can bring a certain amount of building materials for free and completely legally. I am a fisherman, mushroom picker and I know distant abandoned places where you can "profit" for free. For example, an old military base abandoned 55 kilometers from the city. This base does not have an owner and is taken away by both local villagers and visitors, such as me. You can't take out concrete structures from there - the only bridge across which you can get to the base is emergency. But all that "little things" - you can safely take out. The local precinct officer is aware, but he cannot do anything: there is no owner - there is no applicant!

Another example: an abandoned pioneer camp, in which there are more than 60 dilapidated wooden houses on a brick foundation. This territory even has an owner who somehow "caught" me loading construction materials. I, of course, was very frightened, but then he told me: “Take what you want, I don't care, when I decide to build something here, I will take out this garbage”. For him it is rubbish, but for me it is building material. Although the wood on the houses is old, I was able to choose something for the rafters, logs, ceiling and floor. But the brick there is generally perfect - the place is dry! As they say, with the world on a thread - a beggar's shirt!

For this business, I bought a trailer for my car, installed a roof rack; switched the engine to gas equipment; stock up on a generator, bump stop and other necessary tools. Things slowly started to accumulate in the courtyard of the dacha, the material so necessary for building a house began to accumulate.

The price of the question and why I find something

There are still places where you can get plenty of almost any building material. Why, in the age of capitalism, when you won't find a nail on the road, do I manage to take it somewhere? Because not all of the Soviet legacy is in places accessible to entrepreneurs. There are no normal roads to some objects and heavy equipment will not pass to them; for the dismantling of some buildings it is not possible to hire workers, because in the district there is one village and that one with old people. True, the metal magically evaporated from these objects. But bricks, planks and other things are there in bulk. That is, these objects are not interesting from a commercial point of view. It is unprofitable to carry something for sale from there; but for their own needs - this is a significant savings.

For three years I have almost completely satisfied my need for building materials. The area of ​​my house will be 90 sq. meters. The expenses for all of the above materials, as well as for gasoline, the purchase of tools and a trailer, amounted to about 300 thousand rubles. But this is in three years! Something, of course, I had to buy, such as foundation blocks - I will not bring them in the top ten. But I got them for a cheap price. I also bought used insulation, frames and doors at a very low price. And everything else: brick, timber, slate, expanded clay, sand, crushed stone - I "dung".

And, of course, you will have to buy cement and other necessary consumables (nails and screws, for example). But all the same, I think that in my position it is a way out. At least I will build a house in three years, and during this time I can still save up for gas equipment, plumbing, plumbing, etc. But there is a dorm room in stock, which we will sell as soon as there is a box under the roof. So I think there will be no problems. Construction started this year. So far, only the foundation is ready, but, most importantly, a start has been made!
