Traditionally, each New Year brings new laws and increases in prices for almost everything. But the last two years have been special. This is due, you guessed it, to the pandemic, which is not going to subside. The virus has made its adjustments everywhere, including in the construction industry. Our subscriber Alexey will tell you about what needs to be considered when building a house in 2022.

A new, covid era has come

Earlier, in the "pre-mask era", we could afford to stretch the construction site for several years and there was nothing wrong with that - the situation in the country was more or less predictable. Now everything is different: the situation depends on the jumps in the incidence that no one can predict. And the worst thing is that because of private lockdowns, you can lose your job: our private business is already “on its way” - restrictions and stoppages are simply deadly for it.

And if there is no work, then there is no income either. And it has been quite difficult to find it lately. She seems to be there, but mostly a penny - you won't get a good position. In general, the conclusion, even for a working person, even for an entrepreneur, is the same: there will be another outbreak of sickness and everyone will go home without wages and income. They say on TV that it’s a "weekend" with pay. But who is it for? I, like all my colleagues, write a vacation application at my own expense during lockdowns and pray that the covid "vacation" will end sooner.

And even if we defeat this infection, then where are the guarantees that a mutated strain will not appear and everything will not twist in a new way, even more harshly? There are no such guarantees! At any time, a new lockdown will be announced, the duration of which is unknown. A new era has come, in which you need to "play" by different rules.

A bird in the hand is worth two in the bush

Now about the construction site. Many have already this year felt how the virus penetrated not only our lungs, but also the economy. This is especially true for private construction: metal has risen in price, timber has generally become "gold" - estimates have doubled, or even tripled! For some, this turned into a long-term construction, since there is no money to continue; someone just in time, back in winter, made a smart move and bought an apartment to keep their savings; and someone nevertheless completed the construction, but instead of the planned 200 square meters, they drove into 100 - because of the rise in price, they had to make room. In general, this year has shown that now, in principle, it will always be, as long as we are forced to wear masks and get vaccinated. Do you have any guarantees that building material prices won't skyrocket next spring? No one has them, since the situation is practically uncontrollable.

Now, if you do not steal money in wagons, but earn it by your labor as 90% of the country's population, you need to appease your ambitions. If now there is no money for a house of 200 square meters, do not start building it. Better to build 120, but so that they are guaranteed to be warm and light! If you think you will finish building later, then remember the price hikes this year ...

Inflated ambitions have led to long-term construction. In my village, eight years ago, several neighbors briskly took up the construction of large houses, which are still standing in boxes without windows and doors. Then Crimea "moored" to us, after that the sanctions... the dollar has doubled in price, and many construction sites withered. Instead of the treasured 300 meters, they should have built 150 meters each - they would have lived in their homes and would not grieve. So now you need to calm down ambitions and build something that you are guaranteed to pull. And it is better not to count on loans - will there be a long lockdown and how to pay them? I have nothing!

How to build in 2022?

In the coming year, it is better to build in one season. That is, before the cold weather line up the box, cover it with a roof, insert windows and doors, bring communications. In winter, make the layout of internal engineering systems, interior decoration, and in spring, celebrate a housewarming. Now it is better to build a house with a smaller area, but do it on a turnkey basis, and not stretch the construction site for several seasons. In extreme cases, "for later" you can leave the facade decoration. Here, as they say, a bird in the hands is better than a pie in the sky.
