I decided to take stock of the construction season. The house is under the roof, windows and doors are inserted, the ceiling is insulated. The thermal circuit is said to be closed. You don't have to worry about the safety of aerated concrete walls after precipitation. Indeed, last year the house hibernated unfinished, without a roof.

I will briefly list what has been done and the costs of the past seasons.

In 2018 a slab foundation was built with stiffeners and a blind area. The foundation was poured into a non-removable insulated formwork (decorative slabs with a "washed concrete" surface). Volume 26 m3 concrete grade M250. Before that, ground work was carried out with equipment and a pillow was poured from 30 m3 crushed stone and ASG. Sewerage has been laid under the stove. Reinforcement took 2 km fiberglass reinforcement. The insulated blind area is also flooded. Costs in that season were about 300 thous. rub. But the concrete tape came in here too 26 m under the front fence. I did everything myself.

In 2019 saved money and built only a front fence. Decorative blocks are manually cast. We can say that the fence is handmade. Expenses: 100 thousand rubles There were also costs in the same season 70 thous. rub. to a well with a depth of 33 m. It became difficult without water, and tired of asking neighbors.

At the end of the 2020 season the house went to winter in this state. Was laid 78 m3 aerated concrete. Walls 400 mm D500. Internal thickness - 200 mm. Interfloor overlap - 11 floor slabs (on an armored belt) - 130 thous. rub. with the delivery and operation of the crane. Total spent per season: 670 thous. rub.

Season 2021 was more fruitful. Construction began in mid-April (there were still night frosts). He quickly filled in the monolithic area between the slabs and completed the walls.

Then he proceeded to the installation of the formwork for the construction of a frequently ribbed attic floor according to the MARCO technology (thanks to Gleb Grinfeld for his tutorial with the project). I decided to get away from the tree inside the house as much as possible, so I made this choice. For the slabs, an armored belt is needed again and an opening cannot be made in them for access to the attic.

It took 12.5 m3 of 200 mm D400 blocks. I also bought it at a price of 5600 rubles / m3. And reinforcement with a mesh of about half a ton (45 thous. rub.). Overlapping costs - about 250 thous. rub. considering the cost of lumber, which will later come in handy for the installation of formwork for stairs and terraces. And in the future - for a woodcutter and a garage.

After filling the floor with my own hands, I decided to accelerate and hire teams. It was necessary to speed up your long-term construction. The roof was built by a team, the stove was made by two craftsmen.

Materials for a hip roof made of flexible tiles were purchased at the peak of prices after the rise in prices for all building materials. The cost of materials for the roof: 350 thous. and payment for work215 thous. rub. Furnace with work and materials - 146 thous. Another team of roofers installed gutters (~ 30 thous. rub. gutters and 30 thous. rub. Work).

A septic tank of concrete rings was dug into two sections - about 80 thous. rub. Next, laminated windows and doors with a thermal break are inserted. Nine windows of different sizes and a window to the bathroom - 273 thous. rub. with delivery and installation.

Two doors with delivery installation - 94 thous. rub. One entrance door, the other into the furnace. Then a terrace and a slab for sliding gates are poured. Approximately in the amount of about 40 thous. rub. taking into account 6 m3 concrete and the cost of reinforcement.

Attic staircase (15 thous. rub.). In the fall, I insulated the overlap with an insulation made of mineral slabs (10 cm + 5 cm) and made a rough floor of fiberboard 1 cm thick. It all took 150 thous. rub.

I ordered the frame of the sliding gate and the wicket (70 thous. rub. with delivery and installation). I myself would not have cooked so well. Therefore, such a choice was made here. But he did not have time to sew up the gate with a metal picket fence before the frost. Left for the spring.

In the season finale, a monolithic staircase was poured inside the house. Installed by an experienced craftsman specializing in monolithic staircases. Working with a project - 85 thousand rubles Materials - second-hand OSB sheets and boards left over from the filling of the armopoyas and from the formwork for the ceiling. M350 concrete volume 2.5 m3 and fittings - in total, no more 30 thous. rub. I think the stairs came out inexpensively.

I have listed only the main costs. If you add up all the tools, equipment, consumables and material delivery, then for the 2021 season. Was wasted 2 million 50 thous. rub. And if we take into account the cost of fuel for trips to the site for all construction seasons, then today the costs are 3 million 100 thous. rub. In the recordings I saw that for the second year in a row for the season I was doing 175 trips. Approximately 300 rubles round trip.

At the beginning of construction, calculating the approximate costs, I intended to build a house with decoration and communications in this amount. But prices increased, and this season I did not do everything with my own hands, somewhere I decided to overpay, not to buy an economy option (I'm talking about doors and windows). Yes, and the cost of various small things is half, or even equal to the cost of large expenses. This is all visible, tk. I file every check or payment.

The conclusion can be made as follows. A house made of aerated concrete of such an area in fine finish with an electrician and a heating system will cost at least 5 million rub. By building the box at home with my own hands, I saved at least 500 thous. rub. at work. It's just 10% of the house value. This is the arithmetic.
