Results of 2021 in construction: Growth in prices for building materials, affordable gas, production of houses on a 3D printer

2021 is over. And I think that it is necessary to summarize its results. In the construction industry, the year has been eventful. All of them influenced the entire sphere of suburban housing construction. Some of them were very unexpected, and for many - simply disastrous. This applies to both construction organizations and people building houses for themselves.

So what was it like - 2021?

1. There was a record rise in prices for building materials and houses in 2021

Perhaps these are the main events that touched almost everyone and did not leave anyone indifferent. The pandemic has generated a lot of demand for homes. In this regard, an intensive rise in prices for building materials began. Some positions have risen in price by 2-3 times. There was a severe shortage of materials. Construction companies did not foresee such a course of events. Many took a large number of orders. But the deficit and the rise in prices made it impossible to fulfill the obligations. The construction was postponed, the companies were declared bankrupt.

This is a short story for the whole year. Only by the end of autumn the prices for wood began to decline. According to forecasts - they will decrease even more. But at what cost they will stop - it is not known. And an important question - what will happen next with house prices?

2. Mortgage on individual housing construction started working

In my opinion, this is an important event of the past year. There are real mortgage programs for individual housing construction. Programs that work. About 7.5 thousand were issued during the year. mortgage loans for houses and construction. This is not a bad result.

It is a pity, while mortgages on individual housing construction are not available to everyone. There are many conditions. But nevertheless, the process has started and movement in the right direction is noticeable.

3. Demand for wooden buildings has increased

Suddenly, a new trend appeared - wooden buildings and technologies. There was a lot about this at the Dubai Expo. Trend for the next few years. So the demand for wood will only grow.

4. Large developers of high-rise buildings entered the market of low-rise construction

Among them are PIK, LSR, Samolet, Ingrad. The reason is clear - there is a high demand for private houses. What will come of this, we will see in 2022.

5. The President's promise is not an empty phrase: gas connection has indeed become more affordable

The President ordered to make gas connection more accessible. A plan was established according to which gasification should occur faster and be accessible to people. Gas was supposed to be supplied free of charge.

Many considered it "empty sound". But no. Indeed, the connection has become more accessible. Previously, gas was supplied to the settlement, but it was necessary to supply the houses at their own expense. The prices were cosmic. This year, gas began to be supplied to the site, which significantly reduced the final cost.

6. New construction record in Russia: 90 million sq. m of residential property

7. In 2021, a plant for the production of CLT panels was launched

It is not yet clear what will come of this. Are panels necessary in our country? But the worldwide interest in this material is growing. Let's watch.

8. Real houses began to be printed on 3D printers

At this rate, I will soon be out of work)) In 2021, several such houses were printed. They are not yet available in Russia. But there are plans to print a whole village near Yaroslavl.

In 2021, there was generally a lot of news about unique inventions and technologies in the field of low-rise construction. Not all of them are to my liking. Not all of them seem to be the technology of the future. But it is impossible not to say about it. Here are a couple of examples:

• USA. We have developed a white paint that will cool the room.
• Switzerland. Made a wooden floor that generates energy.
• Bosnia. A house has been built that revolves around itself. An amazing masterpiece built by the inventor simply to surprise his spouse.
