Repair in a two-room apartment within a limited budget in a short time

When we started repairs in our apartment, we had two clear limitations: time and budget. Term - 1.5 months, as soon the family planned to completion, and it was necessary to do everything to finish the landmark event. Budget - 800 thousand. rubles - that is how much we have managed to accumulate the beginning of repair.

Not an easy task, but doable, since the time of the arrival of a repair brigade, we had prepared a clear plan, produced by the calculation of all costs of materials, labor, furniture and even decorative elements. I must say that in due time workers and suppliers of furniture have kept, and the money we even left.

Now I will explain why we have kept in such a small amount. The fact that the bathrooms renovated, and it is known to be one of the most expensive parts of the repair apartments, we have done more in a couple of years before major alterations. Interior doors we changed at the same time. In addition, we did not change the kitchen and all the equipment in it, because it was relatively fresh, too.

So, our task was to change the floor (old laminate replaced by a new one), to align the walls and pokleit wallpaper, align and paint ceilings, replace glazed bay window in the kitchen, to make new points for lighting and electrical outlets. Described the work cost us 240 thousand. rub. excluding the cost of materials, including rough work, as well as work on dismantling the old finish, cleaning and removal of debris and the subsequent dismantling and refitting the interior doors.

My biggest wish was to establish in an apartment built storage system, in other words, built-in wardrobes to remove all the things there. In addition, it was necessary to re-furnished bedrooms and bring another of my long-standing dream - to build a bay window in the kitchen a comfortable and beautiful sofa.

So, tell us what steps we decided to exhort and what to save:

1. Simple alignment of the walls without the use of a laser. Much cheaper, also well suited for wallpapering. If you plan to plaster, then this method is not suitable as a finishing.

2. Same wallpaper throughout the apartment. In addition, low-cost and simple white, in order to simplify the work of selecting a combination of colors, and then decorate the walls with paintings, mirrors and other decorative elements. This solution was able to create a common space of light throughout the apartment.

3. Equal flooring. We decided to use a laminate 32 classes throughout the apartment, including the kitchen, the hallway and the hallway (Laminate OBI Excellent Havana Oak Zermatt). I know that many prefer the floor tiles in these areas, but I can say that in a few years use we did not have any problems, the coating is not swollen, not deformed, the gap is not formed.

4. Wiring sockets and lighting of existing wiring. We rejected the idea of ​​a full upgrade of the electrical wiring system, since the estimated cost is a pleasure dear. At the same time the apartment is in a new building, so that the wiring is not needed available in an emergency replacement.

5. Closets in the same style no frills and options. In total, the apartment we found three closets: in the bedroom - for storing clothes, bed linen, towels, in the hallway - for clothing, footwear, umbrellas, etc. accessories and in the corridor - for household, tools, vacuum cleaner and a container for dirty clothes. Saving is that at a furniture factory ( "Solar Boat") we ordered only mirror doors with guides, as well as all the filling cabinets, which are built in advance built niches. In addition, we chose one of the cheapest materials for internal partitions and shelves, and a small front panel made of the more expensive and high-quality. Delivery and assembly included in the cost of manufacturing of cabinets, in addition did not have to pay. This factor has been decisive in the choice of the furniture company.

Now a few words on two points, save on that did not work:

1. ceiling trim. We deliberately chose a more expensive version of the work plan for finishing the ceiling - the alignment and painting - because of its environmental friendliness. We decided to install suspended ceilings in the apartment with plastic double-glazed windows and unnatural flooring, it means to turn it into a plastic vacuum box. In addition, such ceilings have no problems when installing embedded storage systems.

2. The sofa in the kitchen bay window. Sofa is made to order according to our parameters, based on our preferences. The result was a design with drawers to store itself and sofa cushions are upholstered to it vandal-proof fabric that is easy to clean and has a high resistance to wear. Cost - 55 thousand. rub. Given that this piece of furniture is our most used, we have never regretted about the manufactured cost.
