History repair one-bedroom apartment. How much will it cost. And how to avoid mistakes

The story of their repairs to share with us, our subscribers will.

Repair of our one-bedroom apartments in total, lasted 1.5 years. Who is behind these efforts, and I can tell you how it was. The apartment is 46 square meters, on the fifth floor of Khrushchev.

Repair work is not continual and intermittent. To carry out all the works hired workers.

The apartment has changed everything except batteries. They decided to leave the iron.

Repairs performed in the following sequence:

1) replacement windows. Windows installed plastic sandwich. On the balcony and the bedroom with a window overlooking the balcony - double layer.

2) Inner trim balcony made tree.

Here it was necessary to go directly to the further repair, but we hesitated and postponed for next year.

3) floor-Shading. The floor was wooden with high lag.

We decided to fill it, so that the floor level had gone down and the increased height of the room.

4) Replacing the wiring. It was the dusty stage, even the repair of the bathroom was not so.

5) Repairs bathroom and toilet was not as bad as imagined. The main thing is to start with it, and then move on to the redecoration of the rooms.

6) Stretch ceiling. As soon we learned that the ceilings - the salvation of the leak, do not hesitate to choose them. The apartment is on the top floor, slightly before the roof was leaking. Now this is no problem. Even if something is leaked, it remains within the ceiling and did not spoil us any wallpaper or furniture. And if there is a major leak, the ceiling sags, but the water will not spill.

But the nuances were here. We did not foresee the possibility of built-in cabinets. You could pull the ceiling, leaving a place for them, and save on furniture. Alas, then I had to pay.

7) Plastering the walls and leveling. In some places it was necessary to restore the crumbling plaster. On the advice of professionals, and to save leveled 15 centimeters from the ceiling and 15 cm from the floor, so that the baseboard molding and went smoothly. All fabric left would be very expensive.

8) Installation of interior doors. Doors adjusted to wallpapering, because due to the omission of the floor doorways were too high.

With a choice of doors, I was wrong. Originally wanted to light a door in the color of the laminate, it was necessary to do so. But seeing the Belarusian door, I fell in love, they were made of solid and very pleasant to the touch. And although they were much more expensive, we bought them. But began to show the nuances: the doors were very gentle and soft, swollen, or in the bathroom door, a box, and become very visible traces of splashes. In addition, the dark color is not very fit into the interior.

9) Wallpapering and baguettes.

If stretch ceilings instead of baguette, you can use a special cord, but it came out more expensive in financial terms, so settled on baguettes.

10) Installation on the door trims made after wallpapering. I had to call the wizard again. Again, the question of choice of doors: If the doors were, for example, from eco-veneer, then trim them just slammed and they could then put himself.

11) Laying the tiles at the entrance to the apartment. On the advice of friends, the entrance to the apartment are tiled, so winter moisture from shoes do not damage the laminate.

12) Laying of laminate. At handlers decided to save money and choose those who called low price. As a result, regretted. I still do not understand how it happened and why they did not understand me, but drawing in the laminate is not there. It looks terrible, now do not pay attention, but at first was very worried.

Concerning financial issue, The repair cost of 450 thousand rubles. It came a little more than we planned, but, in general, have planned more or less correctly.

Here are my tips about how to avoid errors:

· Discuss with employees every little thing, even if it seems obvious. Otherwise, then there can be surprises.

· Do not skimp on the job, if you have chosen luxurious materials. Again, back to the story with the laminate: we chose waterproof, with a chamfer on the edge. If you would take easier, without bevel, the curve of the masonry would be imperceptible.

· Right to decide which will be built in wardrobes. And pull the ceiling with this in mind.

· Not to buy dark door. By the way, even after cleaning, they see dust.
