A collection of advice from experienced self-builders. Part 1 - preparation for construction
Someone else's experience as an opportunity to avoid your own mistakes
How many people, so many opinions and personal construction experience is very subjective, nevertheless, useful, especially in comparison with the "bare" theory. There are a lot of technologies and materials, as well as various nuances, but there are also general recommendations for any construction. To everyone who is just going to build, we suggest using the experience of those members of our portal who has already gone this way in order to avoid mistakes as much as possible, and not to waste efforts and resources to eliminate them. Let's start with the stage on which the success of the whole business largely depends.
Preparation for building and designing a house

Learn math or remember what you have passed, as closer to someone. Without thorough preliminary calculations, you will spend a huge amount of money with minimal effect.

· The best friend of those planning to build on their own is a calculator. You need to count absolutely everything - from how much the house you like will cost, to the number of screws (as an example) required for the next construction stage. Today, there are a lot of online construction calculators that greatly simplify calculations.
· In order not to pour unnecessary foundation strips, carefully calculate the floor system. In low-rise buildings, many load-bearing walls are not needed; often partitions can be dispensed with.
· Before starting the next construction stage, think in advance, or better write down the entire sequence of actions so that you do not forget about something in the confusion.
· If you plan to hire performers at some stage, keep in mind that bags of ready-made mixtures, if possible, should be disposed of immediately. Otherwise, the consumption of these materials can increase dramatically.

Do not forget that the amount spent on finishing the house exceeds its construction. If you save on wall materials, you will have to spend more on leveling the walls and making them presentable. If you save on logs, you will spend on strengthening the floor, etc. You can save only by being aware of all the subsequent spending.

Count your money. We have to build a major house, but we have experience in building a summer house and major repairs of a kopeck piece. After an argument with my husband, I started leaving all the checks. They argued over the "nonsense": I began to count everything, for example, bathroom renovation - the bathtub itself, the sink, tiles, glue, crosses for tiles, a mixer for a drill, etc. My husband said that it was stupid to count crosses for tiles for 20 rubles. and a mixer for a drill for 70 rubles. All this is nonsense! I was just wondering what and how much it would cost us, well, and a little offensive, why I began to collect checks. So, out of 600 thousand spent on apartment renovation, "nonsense" cost us HUNDRED THOUSANDS! And this despite the fact that we had a minimum stock of tools and consumables.

· Choose the simplest construction option - if the slabs are simpler than the monolith, take the slabs.
· Make a project, it will give strength to complete the house. When you come to the site and have a plan in front of you, you have a goal and a deadline. And when you come with “I don’t know what” drawn in your head, you’ll be building for years, and go around complaining that the building is eating a lot of money.
· Start doing the project in December to complete it by March.
The project makes it possible to assess how much and what is needed, what qualifications and so on. I strongly advise you not to save on this. Within the framework of the general construction budget, the cost of even an individual project is about 2%, the typical one is even less.

As for the second floor - when building on your own, think a hundred times how much you need it. Now I got to the facade - another strained, for filing the overhangs and, in general, sewing the facade of the second floor, it is necessary to collect scaffolding, but the overhangs of the veranda will be perfectly sewn up from the stairs... As it became clear now, with some shrinkage of the areas on the first floor, I don't need the second one.

There are simple programs for visualizing houses that do not require special design skills. To begin with, you need to work a little in this program on the plans of the house and only after that contact the architects.

I built the house myself from the foundation to the roof. I can advise the following:
· Knowledge is power! Read and study, there is never a lot of information, think about technology, do not deviate from the recommendations - they are not just made up.
· From dream to reality - draw the layout and facades in the program, edit and print until the option “This is mine, this is it!” Appears.
· Do not forget to take into account that 30% of the cost of the house will go to screws, deliveries, and other constant trifles.

“Customers are pouring the foundation 20 × 20 m, and finishing the house 5 × 5 m” - the words of a familiar foreman. The idea is this - really plan your budget, it's never too late to expand. Life does not consist only of building a house, a bath, a garage. I want to go on vacation, get dressed, etc., but my finances are limited.

Pay attention to the prevailing wind direction (wind rose), and with this direction in mind, choose the layout of the house. In that part of the house, on the outer wall of which the prevailing wind blows, it is better to arrange auxiliary rooms (boiler room, bathroom, utility room, etc.). Provide a minimum of windows on the upwind side and avoid doors, while trying to open the doors against the wind (the wind should try to close the doors).

Our hard-won "five cents".
· No one except you is interested in the correct calculation of building materials. Therefore, at least, you need to recount everything yourself. The normal stock is not 30-50%, but 10%.
· If you are tempted to step back from the project, it is better not to give in. If you still decide to retreat, check the layouts higher on the floors. Check if the load-bearing walls will pass by the foundation if it is tape.
· Many power tools are designed for domestic use (such as once a week). Pay attention to this when purchasing. At the construction site, saw, cut, etc. falls in large volumes, and the fig instrument "dies" instantly. But it’s not worth it, and running to buy Hilti right away, breaking any tool before the end of the construction is very likely, and in such cases you usually need to buy a replacement very quickly. There is also non-branded China, which is very tenacious (for example, Dexter). From the obvious: a convenient tool works N times faster than an inconvenient one.

Due to the constant walking on numerous hardware stores, remembering the prices of materials, tools does not always work. I got used to photographing price tags on a smartphone, including those that will be needed in the future (for example, the price tag usually has characteristics, dimensions and it is clear in which store). It came in handy several times - it was necessary to urgently find out the size of the window block for the bath - looked in the smartphone, immediately gave out the dimensions.
Advice: take pictures of the price tags you need now and the price tags of what will be required in the future - you will insure yourself against mistakes in terms of bookmarking sizes, and at the same time you will plan your expenses.
