Buying a house in Europe for only one euro - such announcements regularly excite the minds of those wishing to acquire EU citizenship. In recent years, this has indeed become possible, but the process is replete with pitfalls. So far, no one has shared the story that a resident of the Russian hinterland managed to go through it to the end.

I have a sister in Italy who happily married the owner of a small villa by the sea. I would like to settle nearby, so I decided to find out what needs to be done to become a happy owner of a house on the Adriatic coast.

Searching for homes for one euro on traditional real estate sites is futile. As a rule, if such offers are found there, then they are placed for advertising purposes. After a call or a letter, it turns out that this house has been sold long ago, but the managers will certainly pick you something much better, only you need to conclude a service contract with them.

Real estate sales programs for 1 euro are announced by the municipalities. It is on their sites that you should look for such ads. They are found not only in Italy, but in France, Great Britain, Austria. Often advertisements are placed in the local press (including online) for local residents or EU citizens. Russians are expected there with less enthusiasm, but proposals are accepted for consideration.

Application submission

The sale of a house can be handled by both the owner, who wants to get rid of the tax burden and the crumbling building, and the municipality. In any case, the buyer will have to communicate with officials, since the municipality always acts as an intermediary in such transactions.

In Italy, you need to apply for participation in the Casa gratis program, then - an application for a house and write a letter of motivation. This should be done only after the mayor's office has already announced the agreement in principle to consider your application.

The application must be accompanied by a scanned passport certified by a notary, as well as documents for the house (the municipality is responsible for the second part). Consideration of the issue can take 2-3 months.

House costs

The obligation to repair and restore the structure always comes with the house. Some municipalities indicate the approximate cost of investments - 3000-5000 euros. This amount does not include the cost of paperwork. Services of a local notary, certification of certificates, cadastral fee, payment of an insurance refundable fee in general can reach 5000-6000 euros.

As experts in the field of renovation have calculated, the total amount for the restoration of a house can reach 35,000-40,000 euros within 3 years. The saddest thing is that ownership of real estate does not give the right to obtain EU citizenship. To do this, you need to make investments in the economy of the region at least 300,000 - 450,000 euros.

Special conditions

Some people expect that by buying a house for 1 euro and investing in its renovation, they will be able to make money selling it in a few years. In principle, this is possible. However, programs for the sale of real estate and plots for 1 euro in different countries have one thing in common - they are aimed at reviving the region. Therefore, they include a variety of not very convenient conditions:

  • In Italy, a house cannot be sold earlier than 5 years after purchase. Moreover, the project of its restoration must be submitted from rock 2 months from the date of purchase. Project development also costs a lot of money.
  • In Austria, plots of land are sold for 1 euro. It is necessary to build a new house on them within 3 years. If the condition is not met, you will have to pay a fine of 12,000 euros. Another condition of the program for new residents of the Rappottenstein area is the obligation to start a family within 10 years.
  • In England in Cobridge, the restoration of a house will have to take a government loan of £ 30,000 or prove the availability of funds for repairs. In Liverpool, only those who constantly work in this city can become the owner of a house for 1 euro.
  • In France, in some regions, the main requirement is to use only environmentally friendly materials and restore the historical appearance of the house.
  • A house on a desert island is being sold in Norway - it also needs to be restored for life.

As a rule, municipal authorities are more willing to accommodate families with children. The main goal of selling such houses is to bring life back to abandoned and crumbling old towns away from active tourist destinations.
