South is not paradise: what awaits you when you move to the Stavropol Territory with a budget of up to 2 million rubles

On trips to the Black Sea, we marvel at the beauty and purity of the southern regions, especially Stavropol and Krasnodar Territory. Elegant houses, an abundance of vegetables and fruits, six months a year it is warm - here you just want to stay forever. But this barrel of honey contains a fly in the ointment, which our guest Vladimir will tell about.

What prompted the move

In 2017, I decided to move from the hot and dusty Volgograd closer to the sea. There was little money, not enough for Krasnodar. After consulting with my wife, we decided to settle in the Stavropol region. What prevents us from living in these parts - I will tell you further.

Accommodation

For the last fifteen years we have lived in an apartment. More precisely, shook the rented housing. By 2017, I had collected the amount of 1.7 million rubles. My hometown became boring, and we moved in search of inexpensive housing and adventure. In Krasnodar and its environs, houses were expensive for my budget. The choice fell on the Stavropol Territory.

The announcement came across: "New houses in the city of Mikhailovsk from 950 thousand rubles." This town, with a population of 100 thousand people, is located just 10 kilometers from the regional center. Tempting and cheating. But no, the realtor assured that there is a lot of housing available and for one and a half million we will find something good, but we will find it.

In May, I went to look at the property. The realtor did not deceive and there were really a lot of houses for sale. The quality, of course, is dubious, but it looks sweet: the roof is covered with a metal profile; smooth brickwork, as on a panel; layout with spacious rooms. Everything is better than a rented apartment.

The price range at that time was from 950 thousand to 2 million. Half of a duplex, about 80 meters with electric heating and far in the field, went to the minimum price. For about two million you could find the same half of the duplex, but with gas and near the road.

I decided to take a better place, by the very road, in the Exhibition area. Arranged with the developer for 1.7 million, signed an agreement. We had to take out a loan for the move and initial repairs.

What i bought

My new home is 78 square meters, a large kitchen-living room, two rooms. There is no repair: the walls are plastered, the floors are screed, the ceiling is plasterboard. Gas heating - wall-mounted boiler, heated floor in the kitchen and bathroom. Well water. The land is two hundred parts. The central water supply, as I was told, should appear within two years. Well, for the sake of this case, you can wait.

Problems

We finally moved to the Stavropol Territory in September 2017. I haven’t got a job yet, I was doing repairs. So they lasted until November.

It started raining in November. It turned out that here the water is only 70–80 centimeters away, one might say that the foundation floats. After a couple of days of showers, the water level in the courtyards rose so that it became scary. The water came in a continuous stream from the fields and gathered it knee-deep. Mud got into the well, the pump sank, it shorted out, and it went out of order.

By the way, about the wells and sewerage systems of budget housing in the city of Mikhailovsk. Here it is: the houses are close to each other, each house has a septic tank in front, and a well behind, from which drinking water comes. So, when the courtyards were flooded, all the contents were lifted from the septic tanks and this mud fell into the wells.

For three days there was water in the yard until my neighbors and I dug a trench and flushed the water into the gutter. It was impossible to wash and wash for another week - dirt came from the tap, and they had to buy water for drinking and cooking. All this eventually required the creation of an expensive shower.

The torment did not end there - the house became damp. Terrible humidity, rivers of condensation flow from windows and doors. The furniture had to be put on bars. Damp stains formed under the sofa and cupboard from dampness and everything began to grow moldy. Slopes and walls also generously began to overgrow with black fungus: it multiplied by leaps and bounds.

The house is not very well made, and there is also water from all sides. The roof, by the way, also leaked, and the walls got wet - everything was so poorly done. I don’t understand, did the water get into the walls through the empty seams?

Let me summarize about housing: if you live in Mikhailovsk, in the Exhibition and Harmony districts, where it is sold budget housing, get ready for similar problems - live in dampness, acquire chronic bronchitis and grow mold. The quality of the houses is terrible: behind an attractive wrapper, a solid hack. Now these houses cost around two million.

I was only pleased with the boiler - the house still heats well and has never failed. More about the amenities in these houses. Modern boilers are powered by electricity, as well as a pump. If the lights are turned off, you will automatically be left without water and a normal opportunity to go to the toilet.

Cherry on the cake: employment and prices

The Stavropol Territory is a rich region, but its population is poorer than the average for central Russia and the Volga region. There is work here, but they pay very little. For example, in the city of Mikhailovsk, I found a job for 22 thousand, and my spouse for 18. And here it is considered a tolerable salary.

It is very difficult to get a good job, even if you are a specialist three times! Here, even in federal offices, only friends and relatives work. Without acquaintances - nowhere!

Added to low wages are high living costs. The food is relatively expensive, although it is a bread-and-butter region that, officials say, feeds all of Russia. And this is not only my opinion, all visitors notice it.

Outcome

As a result, I put the house up for sale and took the family back to my native region. I am glad that I bought the house right on the asphalt and it has grown in price in three years. Moreover, services for gas transportation have risen greatly and have grown to the price plus 300 thousand. So if there is a client, I will not lose anything.

I am not discouraging anyone from moving to the south, I just share my experience. I'm still used to home, but I can't afford low salaries and the inability to provide for my family at least as before. As a result, where he was born, there he came in handy.
