Every second repair is delayed, and, of course, the builders are to blame for this. Okay, maybe not every second... I don't have any reliable statistics. Nevertheless, there is a problem with the failure of deadlines and it is always relevant. I propose to discuss why this is happening, why it is not possible to complete the repair on time? I hope my experience will help to avoid blunders.

Not enough budget

Even experienced craftsmen and foremen cannot always accurately calculate the estimate for repair work. There are always some hidden nuances and jambs that emerge during the repair process: rotten pipes in the lining, unusable wiring, fungus and mold (due to blowing, freezing), etc.

If there is not enough money (close to the estimate), it is better not to start repairs. Most likely the funds will run out before everything is done. Repairs will have to stop.

If the builders calculated the estimate, keep a third in excess of the announced amount in reserve. If you have calculated everything yourself, but there is no experience in construction, it is better to multiply the total amount by two. This figure will be closer to the real costs.

Delayed delivery

It is better to bring even the most popular materials to the site with a margin of a week in advance. If you buy everything day in and day out, according to the law of meanness, the nearest stores may not have banal plasters, profiles or pipes. Of course, you can easily find them in other stores. And in fact, spend half a day on road trips and only half a day for work. This can result in wasted weeks if repeated systematically.

Delivery of some specific materials can be expected weeks and months. For example, some "designer" decorative plasters, finishing panels, fine plumbing, etc.

If you understand that you need to use some non-standard solutions for repairs, it is better to purchase all the materials for them before starting the repair.

Interfered with work

When work is being done with a hammer drill in a fully occupied house, the neighbors begin to quietly hate you. They remember all the laws that relate to the level of noise and begin to apply them to you.

In addition to some generally accepted requirements, there may be internal agreements among residents. For example, do not make noise during children's quiet time.

It is necessary to study such nuances in advance and take them into account when planning work. After all, frequent breaks and a time-limited working day directly affect the timing.

Putting the cart before the horse

Now, probably, no one can even remember, but according to the mind, all work should be carried out in accordance with the technological maps. That is, in a strictly defined sequence. Otherwise, it will be long and expensive.

An example that may sound absurd to non-builders: it’s easier to plaster the walls first, then make strobes and lay wiring. The plasterer gets smart if you first spread wires along the walls and hang socket boxes on them ...

And there are a lot of such nuances. If you doubt your abilities, consult with an experienced foreman. When repairing plumbing in the bathroom with a tiler, I advise you to marry in general)) If they do not coordinate their work among themselves, you will get tired of disentangling it.

Not coordinated with TOP management

There are a number of works that need to be coordinated with house management, housing and communal services, the Criminal Code and other HIGH-LEVELING authorities. For example, turning off water or electricity.

Do not expect that they will come to you at the first call. Sometimes the master appears on the site once a week, or maybe once a month. It is better to arrange a rendezvous in advance.
